A security Deposit of $3750 will be due at the time of acceptance of the offer, asked for as an initial hold deposit, which will then be applied towards the security deposit amount at the time of lease signing and move-in.
The first month's rent, in full, will be due later on at the time of the agreed-upon lease start date.
The second month's rent will be prorated accordingly and due on the 1st of the second month.

One small to medium-sized dog will be considered, upon owner approval and on a Case By Case Basis please note. Not all pets may be considered; certain breed restrictions for homeowners insurance may apply, and No Cats will be considered at this time, so please ask ahead if you would like us to check on your pet ahead of applying or if you have any questions regarding this, as your application may be denied on pet/s if not approved for consideration in advance. Thank you. An additional security deposit amount of $500 per pet will be required IF Accepted.

The property is also zoned for chickens, horses, and other livestock, and the owner would be willing to consider them on a case-by-case basis as well. Just Ask!

Landscaper included with Rent! But please note that the responsibility and oversight of the landscaper and landscaping maintenance, upkeep of weed abatement, and proper irrigation of all will ultimately be that of the tenant during the lease and in between scheduled landscaping visits. The landscaper is being included as an additional benefit for the property and tenant, but the overall responsibility for landscaping and irrigation will be that of the tenant during the lease.

Appliances included are: Gas Stove, Gas Oven, Dishwasher, Refrigerator, Trash Compactor in Kitchen (no owner warranty). Washer and Dryer hookups available; dryer hookup is electric, and tenant will need to supply their own W/D units.

Utilities Not Included, which will be the tenant's responsibility, are: Electric through SDG&E, Gas through Fallbrook Propane Co, Water through FPUD (Fallbrook Public Utility District), and Trash Service through Fallbrook Refuse EDCO.

This home has central heating and AC, and is on Septic; please note any stoppages or clogs will be the tenant's responsibility during the lease. Be careful what goes down all drains.
