Description

This 16.9 acre parcel is located approximately 1 mile north of the Durango city limits, east of Highway 550. It is adjacent to the old glider port and north of the train special events site. The north end flanks the Animas River. Some of the property falls within the floodway and some in the flood plain. There are large cottonwood trees and many other native plants and willows growing on the property. There is road access on the southern and eastern perimeter. This parcel has a number of uses which include; a 5 acre building site, agricultural designation, or light commercial. With a special use permit the land could also be used a bed and breakfast, a plant nursery, a greenhouse, a public or quasipublic facility, a professional office, or a low-intensity tourist-oriented recreational use. There are approved water rights out of the Animas River. These water rights can be expanded and a request for a commercial well could be applied.
