 Nice, clean condo in a well-maintained 8 unit property. Wonderful south-side neighborhood with a Fanto Park and Park Elementary School playing field across the street. It's a beautiful and easy walk to downtown Durango, and close to Fort Lewis College, so there are restaurants, shopping and employment opportunities nearby. There is a pleasant common/BBQ area. These are upstairs/downstairs units - no one lives above or below you. Your lease includes 2 off-street, assigned parking spaces. You will deal directly with the owner, though I do not live onsite. I will consider a cat or dog UP TO 50 lbs.(subject to breed, disposition and history), with a refundable pet deposit and monthly pet rent . One pet per unit maximum. Responsible students are welcome. Available 8/1/2026 with a one-year lease. Contact Alan for more information and to arrange a showing. Please note that all units are the same square footage, but may vary some in exact layout and finishes. Please do not disturb current residents.

Owner pays for water, sewer, trash and recycling services. This is NOT rebilled to Tenant. Tenant pays their own electric. Tenant pays for other services they may order on their own, such as cable TV, Internet, etc. 12 month lease. Tenant must provide renters' insurance. Tenants are responsible for keeping their assigned parking spaces clean of trash, mud and snow. Tenants are asked to participate in recycling program. No smoking in the units and no smoking within 25 feet of the building.
