Room: Downstairs Master Suite / One Room on Ground Floor

Term:
Month-to-month lease, beginning the date you move in. Either party may terminate with a 30-day written notice.

Rent:
$1,100/month, due on the 1st of each month via Zillow.
A $50 late fee applies if not received by the 5th.

Security Deposit:
$500 due at lease signing.
Refundable (minus any damages beyond normal wear and tear or unpaid rent) within 30 days after move-out.

Utilities:
All included electricity, water, trash, and high-speed internet. Tenant agrees to use utilities responsibly.

All common areas must be kept clean and used respectfully.
Additional Policies
Pet-Friendly:

Tenant keeps their suite clean and sanitary.
Report any damage immediately.
Landlord handles major repairs; Tenant is responsible for minor repairs/damages caused by themselves or guests.
Subletting & Guests:

Guests are welcome for short stays; stays longer than 7 consecutive days require landlord approval.
Move-Out:
