    "Neighborhood pie baking contest end of summer and progressive dinner in early spring. New gift-store and also new coffee house/grocery store. People are very friendly. Firehouse pancake breakfasts. Lots of wildlife and especially birds. Very community oriented! 12 minutes to Ithaca where so much is happening. "

    "I live and work here and love the area. We have quick access to Ithaca, NY, to Ithaca College and Cornell University yet we are a rural area with older and new homes. We are NOT an exclusive enclave; there are smaller homes, larger homes, new homes, old ones, huge parks, and state reserves, easy access to our own old fashioned "swimmin' " hole and park, huge park around the corner and up the road about 5 minutes' walk = with tennis and badmitton courts, .. etc etc. This is NOT anything akin to a gated community. We have No crime... (?) Our schools are nearby but students are picked up by bus and brought home in the afternoon. We are now and, obviously, expected to continue to be, a bedroom community for Ithaca, Ithaca College and the overflow of Cornell. We have a quaint Town Hall and a full town government. We are a transition community in which many of the older generation (at 74 I am one of the younger) still residing in their homes. Farm and wood lands are being converted at a rapid rate to acreages on which homes from $300k to $500K are being built. We are, I am told by people who should know, "the" high growth area around Ithaca. However, we are retaining our small town residential air. This house has easy access to everywhere in the region and tho the road is somewhat busy during a few hours of the day, the insulation added to this structure assures constant quiet! Convenience and quiet are a marvelous combination! There are advantages to living in and owning a house this old - zoning etc. is impossible to establish leading to freedom to use the property in ways that other communities might bar: as a bed and breakfast, antique resales,rental, single bedroom rental,...etc. Our town is an academic community and has all the positives (and the negatives) of that reality. Anything rents; summers are lovely and the students mostly are gone but we are the prime (#1) short term vacation destination in New York state. Our hills, waterfalls"
