Tiny Studio for Single Occupancy

A small studio in-law unit is ready for a new tenant. It is a small living space of 250 sqf (typical studio apartment ranges from 300 to 600 sqf per one source to give you some reference). A good way of visualizing it is as a medium sized room with its own bathroom and kitchen (see the floor plan posted). It is meant for a single occupancy, a minimalist at that. For its size, it is very functional, however.

The kitchen has everything you need - gas range with oven, dishwasher, LG countertop depth slim refrigerator with bottom freezer, microwave, stainless steel sink with disposal, even a built in drinking water faucet (Insinkerator hot and cold water dispenser), plentiful cabinet spaces, Quartz counter top with tiled backsplash, and a spacious pantry right next to the kitchen.

The bathroom is nicely done with one piece toilet, corner curtain shower for more space and easier maintenance, stylish vanity area, and even a heat lamp on the ceiling. The closet is spacious with two sections of shelves and well lit. Climate control is covered with Pioneer mini split that provides heat and AC with inverter technology and a remote - quite and energy saving. The pantry and the closet are equipped with electronic devices to combat humidity. It features premium vinyl plank flooring that contrasts nicely with the warm wall color and white ceiling.

A clean laundry room is located in a few steps away. A backyard hut is shared for storage with all tenants. The front section of the tandem garage space can be used as a storage, a workout room or what ever you fancy (not as a parking space because the drive way is used by upstairs tenants). The street parking can be a challenge after 5-6 PM, but you can find street parking a couple of blocks down the Hickey Blvd always. As long as you do not mind walking for a couple of blocks when you do not find parking (which can be at nights, I remind you) you will be all right. This is a very safe area.

The location is convenient with the grocery (Safeway) in walking distance, a street mall, gas stations, quick access to major highways, bus stops, and parks. Wide street with no power line clutters and fresh ocean air near Skyline and Hickey intersection. This is one of three units in a two story house. The studio entry and the garage doors are equipped with electronic keypads so you will never need to carry keys. All lights in the shared area are motion sensed with security cameras in a couple of places witch you can access with your phone from anywhere.

All utilities are shared among tenants and the usage is sub-metered except the garbage and AT&T internet which is shared based on the head count of each unit. Several WIFI access points are provided for you, but you can have your own if you like as one network cable outlet is provided in the unit. Cable outlet is available, but you will need to work out with the rest of the tenants if you're interested in it.

1 year lease with one month security deposit and the first month rent on sign-on. No in house smoking and no pets. A single occupant only. Credit and background checks will be requested before the lease signing. Thanks.
