Sellers improvements:
Sellers have owned this home since the late 80's and started to update the home over the 90's until present. The sellers gutted the interior a little at a time down to the studs. They installed new romex 3 wire electric throughout the entire home. The Garage has also been updated to romex 3 wire which was permitted in 2000 and completed in 2001.

-The back half of the house was completely re-roofed 10/2017 and the front half as well as the entire garage roof are less than 10 years old, all matching.

-A new hot water heater was installed in 2014 with strapping and pan.

-Furnace was last serviced in 2015. It is a forced air, natural gas heating system. Furnace installed 15 years ago.

-Home foundation is a monolithic slab with a poured concrete footer that surrounds the exterior of the slab. The standard for a Nunaka Valley home.

-Addition to the home was old and needed to be redone. In 2001, the sellers began remodeling the back addition including installing a new foundation for it.
The Details of the back addition:
Foundation consists of 10/12" diameter sonotubes that extend 48inches into the ground and sit on bigfoots underneath with concrete poured. There is a treated beam that sits on those sonotubes which has the TGIF floor joists hanging and attached with Simpson hangers. The subfloor is T&G glued & nailed down. The walls are 2x6 construction and all walls, flooring & roof are built into, sistered and attached to the main framing of the home. The floor, ceiling and walls all had batted insulation installed with extra layers installed in the ceiling as well as fiberglass baffles. A vapor barrier was also installed under the addition. Water lines were installed to the ice maker/fridge, wash sink & washer area. A heating vent was also installed into the room. New roof on addition 10/2017.

-The home has had the exterior walls furred out to 2x6 from the inside and the insulation was upgraded.
-New vinyl windows were installed and meet ingress/egress code as well as safety code next to the front entry door which has a safety film installed.\
-New High R Value Honeycomb blinds installed
-Attic pull down ladder that folds away was installed into front bedroom for easy access to the Attic.

-Custom Hickory Kitchen cabinetry was installed as well as a set of matching stainless steel appliances.
-Natural gas cooking and heating
-Outlets are GFCI protected in Kitchen when updated.

-Wired/built in Audio and Data wiring
-Large pantry space in the Laundry/Mud room area

-Bathroom was completely remodeled and has a nice, quiet high output, vertically vented fan.

-Well cared for lawn and landscaping throughout.

-Nice, covered back deck with steps down to the back yard area. Perfect for the BBQ's

-Security doors installed on the back door and garage man door.

-New exterior siding installed on Home.

-Long driveway that offers lots of space for the toys and families cars.

-Many exterior outlets and 2 exterior water bibs.

-Large attached tool shed off the back of the garage with a granted encroachment easement from the Electric company for the shed to stay.

-Smaller shed in driveway stays and offers lots of extra space for firewood or storage.

-Sewer man hole cover in utility easement near back fence. According to seller, AWWU rarely accesses this cover for maintenance.

-Back yard fencing was new installed in 2015 with new posts put into the ground 48inches with concrete poured. The fencing is stained ceder new installed. Offers you optimal privacy. Gate installed leading to front yard.

-All old insulation was pulled out of home and new insulation was installed with extra layers installed in the ceiling and baffles.

-Roof trusses are spaced every 16 inches.

    "Nearby school, fairly quiet compared to others areas on this side of town. Well kept yards, neighbors are friendly but respect your privacy. Some loose dogs roam the neighborhood but don’t cause any problems besides barking and they don’t seem to be strays. Nice and spacious mid-century single family homes. Some issues with people speeding and skipping stop signs later at night. No issues with packages and deliveries being left on the porch. Overall a good place to live. "
