2. LEASE TERM
Start Date: September 5, 2026
End Date: September 4, 2027

3. RENT, FEES, DEPOSITS, AND PAYMENTSBase Monthly Rent: $2,800.00Monthly + Pet Rent: $35.00 per pet. Number of authorized pets: 1
Total monthly pet rent: $35.
Total Monthly Due: $2835
(Base Rent + Pet Rent)
Due Date: Rent is due in full on the 1st day of each calendar month.
Late Fee: If rent is not received by the end of the 5th day of the month, a flat late fee of $100.00 will be strictly applied on the 6th day.
Pet Deposit: Tenant agrees to pay a one-time, refundable pet deposit of $150.00 upon signing this lease. This deposit will be held to cover any potential damage caused by the pet(s) and will be refunded under the same conditions as the standard security deposit.

4. UTILITIES
Tenant Responsibility: Tenant is responsible for opening accounts and paying all utility services directly. This includes, but is not limited to, gas, electricity, water, sewer, trash collection, internet, and cable.

5. INCLUDED APPLIANCES AND FURNISHINGS
Furnishings: The property is rented entirely unfurnished.Appliances Provided: The unit includes a gas stove, refrigerator, dishwasher, and laundry unit. Tenant must maintain these appliances in a clean condition.Fireplace: The property includes a working fireplace. Tenant agrees to operate it safely and clear debris after use.

6. CLEANLINESS AND STRUCTURAL MAINTENANCE
Structural Care: Tenant must maintain the structure of the house in a clean, sanitary, and good condition. Tenant shall not destroy, deface, damage, or remove any part of the premises.Routine Maintenance: Tenant is responsible for regularly changing the forced-air HVAC filters and keeping all surrounding areas inside and outside the home clean and free of trash.Damage Repair: Tenant agrees to promptly notify the Landlord of any structural defects or plumbing leaks. Tenant will cover the costs of repairs for damage caused by their misuse, neglect, or the misuse of guests.

7. LANDSCAPING, SNOW REMOVAL, AND SHED TOOLS
Lawn Care: Tenant is responsible for all regular lawn care. The grass must be mowed, edged, and kept in good, healthy condition according to local city ordinances.Snow Removal: Tenant is responsible for clearing snow and ice from all walkways, driveways, and the carport area.Shed and Tools: Tenant is granted access to the backyard shed, which is equipped with lawn care and snow removal tools. Tenant must keep these tools clean, properly stored, and secure. Tenant accepts all liability risks associated with operating these tools.

8. VEHICLES AND PARKING RULESCarport Parking: Tenant is allocated exactly two (2) parking spots in the on-site carport.Prohibited Vehicles: Non-working vehicles, expired registrations, or unauthorized motorized vehicles of any kind are strictly prohibited on, near, or around the property.Towing/Removal: Any prohibited vehicles left on the property will be towed and removed immediately. The Tenant will be completely responsible for all associated removal and storage costs.

9. SMOKING POLICYStrict No-Smoking Policy: Smoking of any kind (including tobacco, marijuana, vaping, or e-cigarettes) is strictly prohibited anywhere inside the house, the carport, the shed, or the immediate surrounding property.

    "Nearby school, fairly quiet compared to others areas on this side of town. Well kept yards, neighbors are friendly but respect your privacy. Some loose dogs roam the neighborhood but don’t cause any problems besides barking and they don’t seem to be strays. Nice and spacious mid-century single family homes. Some issues with people speeding and skipping stop signs later at night. No issues with packages and deliveries being left on the porch. Overall a good place to live. "
