On trolley line, great cycling out the door, a 30" drive to Purgatory. A short walk ( 1/2 block) to Oxbow Park, Oxbow Preserve ( 80 acres) and the Animas River Trail. Easy access to Animas Mountain trail system 1 mile south. The Animas River runs in front of the property and is flatwater here, good for SUP, kayak. Dgo is a cycling town: mountain, gravel and road riding. Hiking is excellent.

Utilities are included in rent, however, if billing statements show use is uncharacteristically high when compared to 10 year history for the property, landlord will notify renter and offset from deposit. The building is very well-insulated and excessive utility use has yet to become an issue.
