We ask that the reservation be made by a person who is 25 or older. This person must be staying at the property for the entire duration of the stay.
**WEATHER**
This home is located on the Gulf of America, which experiences various weather conditions from season to season. The homeowners do not offer refunds or discounts unless a named storm threatens the area and results in a recommended or mandatory evacuation order.
This is a month-to-month booking arrangement.
As part of our screening process, a background check is required with a $50 fee. Once approved and the lease agreement is signed, we will refund half of the fee to the tenant. Please note that inquiries submitted over the weekend will be addressed within 24 hours, or by Monday at the latest.
Our midterm rental properties operate under a short-term residential lease agreement, tailored for fully furnished stays between one and six months. Each lease defines a specific term with clear check-in and check-out dates, and extensions are not automatic they must be mutually agreed upon in writing. These properties are ideal for professionals, medical travelers, or individuals in transition who need flexible housing without long-term commitments.
Monthly rent is due by the 7th of each month, with a security deposit required to secure the reservation. Cancellations made after a specified non-refundable date will result in forfeiture of the deposit. The owner covers essential utilities including water, electric, and internet to ensure seamless, uninterrupted service throughout the term. All payment methods are outlined in the lease, and rent is prorated for partial months.
The lease includes standard expectations for occupancy limits, cleanliness, and respectful use of the property. Either party may terminate the agreement with proper written notice (30 days for tenants, 7 days for owner if a violation occurs). The owner reserves the right to terminate immediately in cases of illegal activity, property damage, or violations of local health and safety codes. Guests are required to leave the home in a clean, rentable state upon checkout to avoid deductions from their deposit.
