Lease Term
This Lease Agreement shall be for a fixed term of twelve (12) months beginning on the agreed-upon commencement date and ending on the agreed-upon expiration date. Any renewal or extension must be agreed to in writing by both Landlord and Tenant.

Application Fee
A non-refundable application fee of $100.00 per adult applicant is required before processing the rental application.

Rent
Rent is due on the date specified in the lease agreement each month. Late payments may be be subject to late fees and other charges as permitted by the lease and applicable law.

Security Deposit
A security deposit is required before move-in. The deposit may be applied toward unpaid rent, damages beyond normal wear and tear, cleaning costs, unpaid utilities (if applicable), or other lease violations.

Utilities
Tenant is responsible for payment of all utilities unless otherwise agreed in writing, including:

Electricity
Water and sewer
Cable and internet
Trash service (if applicable)

Renter's Insurance
Tenant is required to maintain an active renter's insurance policy throughout the duration of the lease. Proof of coverage must be provided prior to move-in and upon renewal of the policy. Failure to maintain renter's insurance constitutes a violation of the lease agreement.

Occupancy
Only individuals listed on the lease may reside at the property. Additional occupants or long-term guests require prior written approval from the Landlord.

No Pets
No pets are permitted unless specifically approved in writing by the Landlord. Unauthorized pets may result in additional charges, lease violations, or termination of the lease.

No Smoking
Smoking, vaping, or the use of tobacco or cannabis products inside the residence is prohibited unless otherwise authorized in writing.

Property Care
Tenant agrees to maintain the property in a clean, sanitary, and safe condition and to promptly report maintenance concerns.

Alterations and Modifications
Tenant shall not paint, drill, mount televisions or shelving, install fixtures, replace locks, alter landscaping, remodel, or make any structural or cosmetic changes without the Landlord's prior written consent.

Damage to Property
Tenant is responsible for any damage caused by the Tenant, household members, or guests beyond normal wear and tear.

Maintenance
Tenant shall promptly report plumbing leaks, electrical issues, HVAC problems, appliance malfunctions, roof leaks, pest infestations, or other maintenance concerns. Tenant shall not perform major repairs without written authorization.

Lawn and Exterior Maintenance
Unless otherwise agreed in writing, Tenant is responsible for keeping the yard, landscaping, sidewalks, patios, and exterior areas clean and reasonably maintained.

Inspections and Entry
Landlord may enter the property with reasonable notice, except in emergencies, for inspections, repairs, maintenance, or to show the property to prospective tenants or purchasers as permitted by applicable law.

Lease Termination Notice
Tenant agrees to provide a minimum of ninety (90) days' written notice before vacating the property or terminating the lease, unless otherwise required by applicable law or agreed to in writing by the Landlord.

Move-Out Requirements
At move-out, Tenant shall:

Remove all personal belongings.
Return all keys, garage door openers, and access devices.
Leave the property clean and free of trash.
Return the property in substantially the same condition as received, excluding normal wear and tear.

Default
Failure to pay rent, maintain renter's insurance, comply with lease provisions, or otherwise fulfill the obligations of this agreement may constitute a default and may result in fees, lease termination, eviction proceedings, or other remedies available under the lease and applicable law.

Compliance with Laws
Tenant agrees to comply with all applicable federal, state, local, and homeowners' association (HOA) rules, regulations, and ordinances while occupying the property.
