Lease Term: Welcome to Willard Apartment! Thank you for choosing BWW Management community as your home! In order to reside in our community, we require that each applicant meet certain criteria. Before you fill out our rental application, we suggest that you review these requirements to determine whether you meet the criteria. Please note that the term "applicant" provided below applies to all residents to be identified on the apartment lease contract and the person or persons to be responsible for paying the rent. Please note that this is our current rental criteria; nothing contained in these requirements shall constitute a guarantee or representation by BWW Management prior to these requirements going into effect. Additionally, our ability to verify whether these requirements have been met is limited to the information we receive from the various credit reporting services used. All applicants will be approved on the following basis: 1. Applicant or applicants must be a minimum of 18 years of age. Occupants under 18 years of age may only be permitted if they are dependents of the applicant. 2. Occupancy Guidelines One Bedroom 2 Lease Holder Maximum Two Bedroom 4 Lease Holder Maximum 3. A non-refundable application fee per person of $ 50 in the form of a personal check or money order is required to apply for an apartment. If check is returned for nonsufficient funds, every payment thereafter must be paid with a money order. 4. Employment History and Income Requirements: rent cannot exceed 33% of the combined leaseholders' current, monthly gross income. If one or more applicants are denied based on credit, the applicant or applicants with approved credit must meet the income requirement independent of the denied applicant's income. If rent-to-income ratio is between 33%-40%, a higher deposit or cosigner May be required. Two (2) of the most recent pay stubs are required for a verification of current employment. Self-employment applicants must provide a financial statement from a CPA or a previous year's tax statement. Unemployment or unverifiable income is a reason for an application to be denied. 5. Rental History: the following information will be verified: Length of residency Timing and consistency of payments Adherence to community policies If proper notice was given Poor rental history may be a cause for application denial. Persons without either rental history or mortgage history may be required to pay a higher deposit. 6. Credit: credit approval will be based on the following criteria: Collection, Charge-offs, Judgments, Open Bankruptcies will be scored Late payments will be scored No medical debts or Student Loans will be scored against any applicant Any unpaid utility bills will result in automatic denial (energy, water, gas or electric) Landlord tenant judgments will be scored. Unpaid LT judgments will result in automatic denial 7. If a co-signer is permitted, the co-signer must qualify financially for the full amount of rent, in addition to their mortgage or rent payment. 8. The first month's rent must be paid in a cashier's check or money order. 9. Any applicant or occupant, who has been convicted of, pleads guilty or no contest to any felony or sexual offense will be denied.Deposit: $1,000
