    About this House

A truly rare opportunity to create a one or more custom residences just two miles from the U.S. Capitol. Tucked away on a private alley lot directly across from the brand-new McMillan community center, pool, and park, this R-3 zoned, 5240ft2 property presents exceptional potential for builders, developers, or end users looking to design a signature home (or up to 3 homes) in one of DC's fastest-evolving neighborhoods. Current zoning allows, by right, the construction of a custom single-family two story residence up to 8000+ square feet, subject to buyer verification and all applicable zoning and permitting requirements. The lot also allows for a detached accessory structure. Recently passed 2026 alley lot codes now allow subdivision of this unique alley lot into 3 individual buildable lots with an easily obtained Special Exception (contact realtor for more information and recent due diligence). Adding immediate value is an existing insulated and electrified modern Studio Shed featuring a kitchen, full bath, laundry, Murphy bed, mini-split HVAC, metal roof, and double French doors. Whether used as a home office, guest suite, creative studio, or temporary living space during construction, it provides incredible flexibility from day one. The property is further enhanced by mature gardens with apricot, cherry, apple, and fig trees, established PEPCO electrical service, an assigned street address.

    • dkdauphinais
"With Rhode Island Ave NE to the south and Catholic University to the north, Edgewood is a quiet family-oriented neighborhood of row houses and friendly neighbors. I've lived here for 9 years and have seen the natural changes of older, long-time residents giving way to a new generation of home owners. We still have a good mix of older folks with young families, single professionals and students. There's a lot of development happening around the Rhode Island Ave. Metro Station, Home Depot and Giant. Chancellor's Row just off 4th Street NE has new townhouses. There are still some rough edges, but the neighborhood is changing every day!"
    • wtersch
"I've lived in Edgewood for a year and half and am glad I moved to the neighborhood. Folks take pride in the community and are friendly and welcoming. There is a very active Edgewood listserv (Yahoo group), plus an Edgewood Civic Association. The first Saturday of each month, I help with a neighborhood cleanup. Many other neighbors come out and help remove litter and keep the area looking nice, then we enjoy a friendly and free hot dog lunch. Proximity to the new Metropolitan Branch Trail for biking and running is a big plus; the trail leads to the Capitol, which is only 2.5 miles south of Edgewood. In terms of transport, the Rhode Island Station development at the Metro station is adding new businesses and residents to this Metro-friendly area, plus there are frequent buses along Rhode Island Avenue. I like living in Edgewood -- close to everything, yet, for now, relatively affordable -- and am definitely sticking around."
