Description

Brookland/Stronghold/Reservoir District DC (right across the street) - Original Brick, End Unit, 3 level + bonus attic, including basement with private entrance to the alley. Lots of appreciation upside with the Reservoir District DC (also known as McMillian) is currently being built. ** Per George Mason Mortgage Lender, this property is eligible for Special Lender Financing - see at end for more details. Directly across N. Capitol from 25 acre Reservoir District DC (most of us know it as McMillan Development that has been in the plans for years yet is now well under way -- Google the most recent plans or ask your Agent or Listing Agent) - lots of appreciation upside in short and long term - a planned grocery store, retail shops, restaurants, housing units and health-care facilities (have heard it called an International Medical Hub as it's adjacent to 2 wonderful hospitals) on the north side of the site by 2026 & pool, splash pad and recreational center (plans for grand opening in 4/2027) near Channing Ave NW (see 6/12/23 Washington Post Article for details. Cozy 3 Level + bonus attic, End Unit, Semi-Detached Brick Home. Approx. 1400 sf for all 3 levels including basement. Some major updates were made in 2017 & a lot of freshening up 2 years ago, new roof in 2014. Central AC (note: the window units were placed in the BRs several years ago when the AC needed repair over a long holiday weekend and hvac was inaccessible - the AC units were left in the BRs so each person could better control the coolness if others in house prefer it warmer). Legally a 3BR - could have a 4th BR from practical standpoint (if one uses the basement as a BR as has been done for many years with a private full bath & separate side entrance), 2 Full Baths with Basement having been rented for several years). **Parking? One could explore if using back yard to park one's reasonably sized car could work?** Great condo alternative - it’s Fee Simple Ownership - no HOA, and of course compared to a condo, no condo fee. Property is sold As-Is. **Property taxes are artificially high ; DC recently corrected the error.** The basement is accessible from the main part of the house and from the side entrance. It has a private bath, private entrance and kitchenette (refrigerator, sink). Original Hardwood floor on main level in dining/living rooms & primary Bedroom (front of the house). New tile floor & refrigerator in kitchen, basement, carpeting (new in 2021) in other 2 bedrooms on top level. Near Brookland Metro (Mapquest shows right at 1 mile), very close to several bus lines (within 1-2 blocks), next to Hospitals (Medstar Washington Hospital, Children's National Hospital, Washington DC VA Medical Center. Close to Bloomingdale restaurants & close to Brookland Metro & restaurants, Approximately 2 miles to Amtrak at Union Station - a direct shot down N. Capitol - with a wonderful view of The Capitol once turning Left on N. Capitol St. Just bike down to the Capitol or Federal Buildings. Ask Listing Agent about who to talk to at George Mason Mortgage for Welcome Home and Journey Home Eligible . Any buyer or agent should measure themselves to be certain of square footage. "I'm trying hard to leave my neighborhood. The violence has already started. I've been living around there for 16yrs"
  • dkdauphinais
"With Rhode Island Ave NE to the south and Catholic University to the north, Edgewood is a quiet family-oriented neighborhood of row houses and friendly neighbors. I've lived here for 9 years and have seen the natural changes of older, long-time residents giving way to a new generation of home owners. We still have a good mix of older folks with young families, single professionals and students. There's a lot of development happening around the Rhode Island Ave. Metro Station, Home Depot and Giant. Chancellor's Row just off 4th Street NE has new townhouses. There are still some rough edges, but the neighborhood is changing every day!"
  • wtersch
"I've lived in Edgewood for a year and half and am glad I moved to the neighborhood. Folks take pride in the community and are friendly and welcoming. There is a very active Edgewood listserv (Yahoo group), plus an Edgewood Civic Association. The first Saturday of each month, I help with a neighborhood cleanup. Many other neighbors come out and help remove litter and keep the area looking nice, then we enjoy a friendly and free hot dog lunch. Proximity to the new Metropolitan Branch Trail for biking and running is a big plus; the trail leads to the Capitol, which is only 2.5 miles south of Edgewood. In terms of transport, the Rhode Island Station development at the Metro station is adding new businesses and residents to this Metro-friendly area, plus there are frequent buses along Rhode Island Avenue. I like living in Edgewood -- close to everything, yet, for now, relatively affordable -- and am definitely sticking around."
