Rent includes water and sewer. Renter is responsible for trash and electricity, and cable/internet if desired.
Renter maintains small portion of front yard including mowing with a provided power mower, edging lawn, and weeding small landscaped area. OR renter can pay an owner-approved service.
No smoking or vaping on entire premises at any time
Renter's insurance for all tenants in the amount of at least $100,000 per occurrence is required for this property, with dog mentioned in insurance if applicable and owner named as additional covered party.
Month to month rental agreement, or 12 months if renter desires.

Some dogs allowed on a case-by-case basis. Dog must be house-trained and well-mannered so as to not disturb duplex neighbor. Owner must meet the dog prior to approval.
No cats or other types of animals allowed
Dog/s must have a letter from former landlords regarding their behavior.

Duplex with close neighbor in back yard, divided by a fence. Tenants must live respectfully toward each other in close proximity. Small back yard is fenced with a patio area. Quiet hours 10pm-7am.

If your application is approved, the deposit is due within 24 hours and you must begin paying rent on the date the unit is available for move-in. Please be advised the availability date of September 21 is an estimate only. Due to factors beyond our control, the property may not be available for move-in on that exact date.
