Superior Location. This two-story duplex is located in a great neighborhood that is also one of Eugene's most walkable. It is only 1 block from Willamette St., so the neighborhood's abundant restaurants, grocery stores (Capellas and Market of Choice), coffee houses (e.g., Starbucks), and services (e.g., banks and doctors) are only a stone's throw away. The unit is located less than 1.5 miles from the UO and downtown and 4 miles from LCC. Amazon park and Wayne Morse park are approximately 1 mile away. It is a biker's and walker's paradise! Bus service is also available. If you are a driver or have a car, the unit comes with free on-site parking for one car.

Everything you Need in an Apartment. This modern, upscale, sunny, remodeled 2 bedroom, 1 bath unit (approximately 760 s/f) has a washer/dryer, stainless steel appliances (dishwasher, range, microwave, refrigerator), stainless chef sink, new cabinets and countertops, disposal, luxury plank flooring, new bathroom vanity and cabinet, and window coverings. The first floor has an open floor plan, with a sliding glass door that leads to a private fenced backyard with storage space. There is also a covered front and back deck. Both bedrooms have big windows and spacious closets. Free onsite parking. Pets are allowed with approval. Portable air conditioning units are provided on request and at no charge. The unit can be rented furnished or unfurnished (see below). Landlord pays water/sewer and does front-yard landscaping.

Lease Terms. The lease starts any date between September 26 and October 31, the later the better. The rental ends June 30. This limited 9-month availability means you don't have to pay rent for a unit you are not using for approximately 3 months over the summer, thereby saving yourself approximately $5500 or the hassle of finding a sublet! NOTE: Zillow required a lease term to post and I chose 1 year, but this lease will be structured so that a tenant can only be here until June 30, 2027.

Tenants are responsible for electric, garbage, and internet. Renter's insurance is required for every tenant. Professional cleaning occurs between each tenant and is deducted from the security deposit (estimated cost $150). The landlord pays for water/sewer.

Rent is $1800/mo. The security deposit is $2000. The full first month's rent and security deposit are required at signing. Applicants who can also provide last month's rent at signing will be considered favorably.

Pet terms: Because the unit has a fenced backyard, it is a great place to live with a pet. Pets are allowed subject to conditions. Landlord must meet and approve the pet. The pet fee is $25/month. The security deposit will be raised $500. The pet must be at least 12 months old, housebroken, and must not be an animal with a history of aggression or one of the following breeds: Pit bull (also known as American Bulldog, American Terrier, American Staffordshire Terrier), Doberman, Rottweiler, Presa Cannario, Wolf-Hybrids, Akitas, Shar Peis, or any mix of the above. Only one pet is permitted, subject to the possibility of an additional pet for an additional $25/mo.

Furnished or Unfurnished: The unit is available for rent either furnished or unfurnished. Rent for the furnished unit is additional $300/month (total $2,100/mo not including pet fee). The furnished option is a convenient choice for visiting faculty, students, or others who may not want to purchase furniture. If this interests you, please indicate as such on the application. The unit will be furnished with standard home furnishings, including queen and full beds, table/chairs, nightstands, living room furniture, dishes, linens/towels, TV, etc. Landlord will provide you with a list of furnishings prior to signing.

An application is required for each person 18 and over. All tenants must pass a background check (including for criminal record, credit, and positive rental history). Household gross income must be $5000/month but college and graduate students can show financial aid resources sufficient to cover rent so long as someone with at least double the required gross income cosigns.

No smoking or vaping permitted at all on the property.

Viewing will be permitted upon appointment after application is submitted. Viewing can be virtual or in person.

This lease is only available for the period 9/26/2026 through 6/30/27. This unit is most ideal for a visiting professor or a student who does not plan to be in Eugene next summer. The lease can restart the following school year for a similar period. This unit it never available during the summer. Also, I have a strong preference for someone who can wait until the end of October to begin the tenancy, if at all possible.
