Large one bedroom apartment on the 4th floor. Southern and eastern exposure offers tons of light with 4 large windows in the living room and a row of windows in the bedroom (bed is a king). The kitchen is renovated with granite counter tops, tile backsplash and tons of cabinets plus a dishwasher, large stainless-steel fridge, built in microwave / convection oven and full-size stove top (there is not a full formal oven). Renovated bathroom features modern vanity and large shower. Hardwood floors that run throughout the apartment. The apartment includes 2 wall air conditioning units and radiator heat. Ongoing monthly charges paid to landlord in addition to rent include $75.65 for cable and internet and electricity based on usage.

Furnished: 4E is fully furnished by Jensen-Lewis. The couch is CDG Contemporary Group. Kitchen basics such as dishes, glasses, silverware also can be included.

Tenants receive a bulk rate deal on electricity and the pay owner directly for usage. There is also a bulk rate deal on cable / internet paid to the owner in addition to rent - current rate is $75.65, subject to change. The owners are ok with a renewal tenant pending board approval and rent agreement at the time of the renewal.

Tenants should make a minimum of 40x the rent or have a guarantor making 80x the rent. Guarantors need to complete the full financial portion of the board package. 3rd party guarantor companies are not permitted per management, but the overall profile and assets will be considered.

301 East 63rd Street is conveniently located 1 block away from the subway, 3 blocks from the water and about 10 minutes from Central Park (the zoo is at 64th). Enjoy easy proximity to Bloomingdale's, Trader Joe's, Whole Food and day to day shops + favorite restaurants like JoJo by Jean-Georges, Scalinatella and many casual hot spots and outdoor dining. Building amenities include: Full Time Doorman, Laundry Room, Bike Storage (annual fee), Resident Super and a landscaped Roof Deck. One pet per apartment is permitted. Building guidelines are a max of 40lbs and 20" in height.

Coop Approval Fees Paid by Tenant Include: $120 applicant initiation fee, $650 application fee, a $125 credit report fee per applicant and a $65 digital submission fee.

ONLY if applicable: $125 rerun credit fee, $200 processing fee for additional applicants, and a refundable $1,000 move-in/move-out deposit.

Upon renewal, if applicable, fees may include a $250 sublet renewal fee and $45 digital submission fee.

All parties pay a 5% administration fee (excluding digital/initiation fees).

Optional fees include $50/year for bike storage and variable charges for private roof use based on time and availability.
