One person or a couple desired to rent a sunny, bright and quiet nature sanctuary.

This is a unique retreat space up Lee HIll Road in Boulder Heights.
* 25 minutes to Pearl Street
* 15 minutes to Spruce Confectioners in NOBO

* private entrance
* 1 bedroom + bath (shower and bathtub)
* kitchen with hotplate, microwave, toaster oven and many kitchen essentials (blender, pots/pans, glass tupperware, etc)
* Parking in driveway
* WIFI - but sometimes in the mountains excel turns off power and, even with a generator, the wifi doesn't work. (not often but can happen)
* Cell coverage - I have xfinity (verizon) and get one bar but I have full coverage for calls consistently and usually can hotspot even with one bar for zoom calls
* propane and electricity included
* water filter in the kitchen - well water

Renter Responsibility:
* Responsible for shoveling your private walkway and entrance
* trash and recycle bins are available to transport your trash into the garage- pick up is weekly for trash and bi-weekly for recycle
* MUST have AWD and SNOW TIRES! This is a very remote spot with twists and turns - it can get icy so you must be comfortable navigating winter driving and various conditions.
* no smoking, vaping please (inside or outside) It's high fire risk up here

We will ensure the drive is plowed or snow blown, if over 3 inches, otherwise with the south-facing sun it usually melts in one day

Professional cleaners come every 3 weeks and we ask that on those days you tidy your space and coordinate with us for them to clean your area too.

We live upstairs, work from home, are early risers and early to bed so looking for someone with a similar rhythm. We have one small dog.

Negotiables:
* an option to share the ceremony space connected to the rental (no pets allowed in this space since it's used for clients)
* laundry in our space upstairs once a week
* the HVAC is located by the guest room so occasionally we may need to access to adjust the humidifier output.

    "This is a dog friendly neighborhood. Several neighbors have dogs that they walk which is fun to see. We don’t presently have dogs, but we always had one to two dogs with our three kids as they were growing up. Pets definitely are park of a neighborhood community. "

    "We have neighborhood concerts/block parties. Really great way to connect and hear live music. We also have Farm to Bus, which is a farmer's market on a bus. They have fresh eggs and bread, as well as locally grown honey. There's a park nearby which is a great place to exercise abd chat with other neighbors."

    "this area is close to campus so there are a lot of college students. that being said, there are also a lot of families as well (it's a mix) and I have found the neighborhood to be very kind and reasonable (i.e. no late and loud partying). everyone I've interacted with has been respectful."

    "There are lots of kids in the neighborhood, the supermarket is so close to pick up last minute groceries- a great bakery, coffee shop, Lucky’s of course. The foothills trail is awesome to walk, walk dogs, and play by the lake. And the pool and tennis courts are so much fun!"

    "I have lived in North Boulder for 30 years- Wonderland Hills and Dakota Ridge, it has always felt safe here. My children attended Boulder Public Schools, I give the schools an A+! We live a convenient short distance to restaurants, grocery stores, schools, and shopping, ...friends hang out at our house and tell me I’m a great baker of Chocolate Chip Cookies! I love to send them home with cookies or fresh dough to bake cookies with their own families! You should bring your kids to our house on Halloween, what a treat! I walk to Pearl Street by way of Foothills Trail, through beautiful neighborhoods apple orchards, Mt. Sanitas and am fascinated by the rock formations. I bicycle many days a week and many miles, such a perfect location to start from and end up! It’s a family and friends tradition to do the Bolder Boulder on the Monday of Memorial Day weekend, so fun! I have been taking it easy for a while due to some physical injuries, but continue to build up my strength and stamina walking my dog, climbing and hiking - I get a great workout! Here’s a tidbit! Keep your dog on leash and clean u"
