Live in the foothills of Boulder in a peaceful, private getaway with an east-facing view (for sunrises!), surrounded by pines and wildlife.

This is a private studio space with its own entrance, full bathroom, full kitchen, two closets, washer & dryer, and furnished with a queen size bed, end tables, small dining table, and coat rack.

Enjoy morning sunrises with your coffee at the bistro table on your private outdoor patio. (Next to our egg-laying hens!)

This space is in the ground level of our home, with beautiful morning sun, surrounded by pines and a view overlooking downtown Boulder.

While we do live upstairs, you'll have privacy in this totally separate space*.

(*We occasionally need to come through your yard to feed the chickens)

Note this studio is about 20-25 minutes from downtown Pearl Street.

--Totally separate ground floor studio with full bath and full kitchen (induction cooktop and countertop oven, kitchen sink, refrigerator and freezer) located in the north Boulder foothills

--Your own patio and small fenced in backyard with great east-facing views (private except for occasional access by owner to feed the chickens, which are fenced in separately)

--Rent is $1599/month (includes utilities); $3199 due at least signing, comprised of security deposit (of $1600) plus first month's rent (of another $1599).

--Furnished: Queen bed, dining table, bench, hooks

--Kitchen (refrigerator, 2-burner induction cooktop with vent hood, deep sink for washing dishes, countertop air fryer/oven (large enough to cook a pizza or roast a chicken!), microwave, electric kettle, coffee maker, dishes, dish drying rack)

--Washer & dryer in unit

--No smoking or vaping; No candles (fire hazard)

--No parties; no guests longer than 3 days without landlord permission

--Owner's chickens and cat on premises

--No other pets (could consider small, quiet ones for additional fee and pet deposit)

--Offstreet parking for one vehicle. Note that AWD or 4WD vehicles are required since wintry roads can be hazardous.

--No public transport available

--Includes storage in detached garage (not climate-controlled) for one bicycle and one set of skis. Storage for additional items can be accommodated for an additional fee (depends on item).

--Available March 15-April 27, 2026 for $1599/month, and again October 1, 2026 thru April 28, 2027. During summer months (May-September), we Airbnb the place for much more. However, we could consider a yearlong lease for $1800/month for your stability and also to cover some of what we'd make on Airbnb.

We live a convenient short distance to restaurants, grocery stores, schools, and shopping, ...friends hang out at our house and tell me I’m a great baker of Chocolate Chip Cookies! I love to send them home with cookies or fresh dough to bake cookies with their own families! You should bring your kids to our house on Halloween, what a treat! I walk to Pearl Street by way of Foothills Trail, through beautiful neighborhoods apple orchards, Mt. Sanitas and am fascinated by the rock formations. I bicycle many days a week and many miles, such a perfect location to start from and end up! It’s a family and friends tradition to do the Bolder Boulder on the Monday of Memorial Day weekend, so fun! I have been taking it easy for a while due to some physical injuries, but continue to build up my strength and stamina walking my dog, climbing and hiking - I get a great workout! Here’s a tidbit! Keep your dog on leash and clean u"
