If Tenant fails to perform required routine care after written notice, Landlord may arrange service and charge Tenant for reasonable costs with receipts.

Landlord responsibilities (major): Repair or replace irrigation systems, remove large dead trees, and pay for major landscaping repairs unless damage is caused by Tenant or Tenant's guests.
