Application/Leasing Process:
If you are interested in applying for the unit you are required to have viewed the unit in person by appointment or at an Open House showing. After viewing the unit, you may request an application by providing your email to us. Our system only allows for applications to be filled out online. It is not possible to accept a paper application or previous credit report. Once you receive an email with a link to the tenant screening application, it is not complete until submitted with the accompanying application fee (approx. $39) which is due at time of submission to the tenant screening agency. We do not accept Comprehensive Reusable Tenant Screening Reports as defined by and pursuant to RCW 59.18. If you need language assistance or a reasonable accommodation, you may request additional time to complete the application.

To receive the application, each applicant residing in the unit (18 and older) must provide their full name and email address and complete the online application in full and pay the processing fee to the tenant screening agency to be considered for tenancy. Applications are not accepted if not completed in full and the system itself will not accept the application until the fee has been paid. Our general rental criteria to be reviewed and evaluated include the following issues:
- Prior evictions or collection issues from prior landlords;
- Prior bankruptcy in the last 3 yrs.
- Monthly Income of all forms, must provide a ratio at least 2.75 income compared to the monthly rent;
- Good credit history free of multiple negative credit issues which may indicate applicant is high-risk or indicates a pattern of payment delinquency.
- FICO score of at least 675.
- Proof of employment with copy of your most recent paystub. Self-employed people need to provide 3 months bank statements and tax returns to verify income.
- Rental history with references of previous housing providers for a minimum of 12 to 24 months.
- We perform an individual assessment of any adult on a county, state, or nations sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that an applicant would like to be considered.
