ADDITIONAL LEASE TERMS AND PROPERTY RULES

1. SECURITY DEPOSIT

A $3,000 security deposit is required and may not be used as the final month's rent. The property must be returned in substantially the same condition as received, excluding normal wear and tear. Deposit deductions and returns will be handled according to Florida law.

2. EARLY TERMINATION

Leaving before the lease expires does not automatically release the tenant from rent or other lease obligations unless legally permitted. Any early-termination agreement must be in writing. All federal and Florida military termination rights remain protected.

3. PROPERTY CONDITION AND ALTERATIONS

The home will be delivered clean and move-in ready. No painting, television mounting, wall anchors, fixtures, landscaping changes, or other alterations are permitted without prior written approval.

4. FURNISHED OPTION

The furnished option is an additional $350 per month. An inventory may be included with the lease. Furniture and household items may not be removed or disposed of without written approval. The tenant is responsible for damage beyond normal wear and tear.

5. INSURANCE, UTILITIES, AND INTERNET

Renter's insurance is required throughout the lease. The tenant is responsible for utilities. High-speed internet is included; upgrades and additional equipment are the tenant's responsibility.

6. SMOKING AND PETS

Smoking and vaping are prohibited inside the home and garage. One dog weighing no more than 30 pounds may be considered with written approval and a non-refundable pet fee. Assistance-animal rights remain protected by applicable law.

7. OCCUPANCY AND SUBLEASING

Only approved tenants and occupants may live at the property. Subleasing, short-term rentals, room rentals, and unauthorized occupants are prohibited.

8. MAINTENANCE AND DAMAGE

The tenant must keep the property clean and promptly report leaks, plumbing, electrical, HVAC, appliance, pest, or water-related problems. The tenant may be responsible for damage caused by misuse, negligence, guests, pets, or failure to report a problem promptly.

The owner will coordinate routine maintenance and HVAC filter replacement. The tenant must provide reasonable access. No contractors or repairs may be authorized without the owner's approval, except when necessary to prevent immediate emergency damage.

9. LAWN AND EXTERIOR

Unless lawn service is included in the lease, the tenant is responsible for routine lawn care and keeping exterior areas clean. Landscaping or exterior changes require written approval.

10. RENT AND OWNER ACCESS

Rent must be paid by the due date. Late fees will be charged as stated in the lease. The owner may enter for lawful inspections, maintenance, repairs, emergencies, or showings with any notice required by Florida law.

11. MOVE-OUT

A $400 professional cleaning fee is due at move-out. The tenant must remove all belongings and trash, return all keys and garage remotes, provide a forwarding address, and leave the home reasonably clean.

Unpaid rent, damage, missing items, excessive cleaning, and other lawful charges may be claimed against the security deposit according to Florida law.
