I do not accept section 8 tenants. I have my own rental application that applicants need to complete as well as other documents you would need to upload and a $95 processing fee. I use another company for screening and background checks.

Lease Term: Prefer a two-year lease but will consider a one-year lease.
Utilities: Tenants are responsible for placing all applicable utilities in their names and maintaining them throughout the lease term.
 Pet: A small dog might be negotiable, but an extra security deposit would be required.
Homeowners Association: All tenants must comply with the homeowners association's rules and regulations.
 Security Deposit: The required security deposit may range from 1.5 times the monthly rent up to 3 times the monthly rent, depending on the results of the tenant screening.
 Renter's Insurance: Renter's insurance is required for all residents.
 Smoking: The property is non-smoking. Smoking of any kind, including the use of all smoking devices, is prohibited.
 Parking: Each household is provided with one assigned, numbered parking space and may have up to two resident-owned vehicles. Please park one vehicle in your assigned numbered space. Any additional vehicle, as well as guest vehicles, must be parked in an available non-numbered parking space.
