## Lease Terms

Please review the following lease terms to determine if this home is a good fit for your needs:

Lease Term: Minimum 12-month lease.
Monthly Rent: $1650.00per month.
Security Deposit: Equal to one month's rent, due at lease signing.
Application Process: ** We **do not accept Zillow rental applications**. Interested applicants must complete our required rental application process directly through the landlord/property management company.
Application Fee: $49 plus optional add ons (income verification, rental history, credit history, and employment & financial stability) per adult applicant (non-refundable).
Administrative Fee: $150.00 (one-time, non-refundable) due upon lease approval.
Rent Due Date: Rent is due on the 1st of each month. Late fees will apply as outlined in the lease agreement.
Utilities Included: lawn care, snow removal, exterior building maintenance, and roof maintenance (provided through the HOA).
Tenant Responsibility: Water, Trash, Electricity, Gas (if applicable), internet, cable/streaming services, and any other utilities not specifically listed as included.
Pet Policy: Pets are welcome with prior landlord approval. A one-time non-refundable pet fee and monthly pet rent apply. Maximum of two pets. Breed and size restrictions may apply.
Smoking Policy: No smoking or vaping is permitted inside the home, garage, or any enclosed areas of the property.

Maintenance: Tenants are responsible for maintaining the cleanliness of the property, replacing HVAC filters as required, and promptly reporting maintenance issues.
Parking: Parking is available in the detached one-car garage and designated parking areas in accordance with HOA rules.
HOA Compliance: Tenants must comply with all applicable Homeowners Association (HOA) rules and regulations.
