The undersigned, (following term and conditions pertinent to occupancy on of property commonly known as ( 2)floor, 657 Kellogg St. SE Grand Rapids, Michigan49503), hereinafter referred to as (Tenant) and ___ as (Landlord) hereby agree to the
1. In consideration for a rental fee of ( 1100.00)per month, payable in advance to the Landlord, and prior to moving in, tenant shall be
entitled to possession of above-described premises on date show above and, in a manner, compatible to prudent and peaceful residential occupancy, to have and to hold until thirty (30) days after receipt of notice by Landlord to surrender tenancy and vacate premises. Due date of rent to be the first day of each and every month, or after the first thirty (30) days we may mutually agree on a different due date.
2. It shall be the obligation of Tenant to pay all electric cable and phone, (water, gas sewer excepted) and any other obligations as contracted by Tenant. Landlord shall maintain exterior of building and all mechanical devices in or on property and being a part of the building, exclusive of window glass breakage due to other than natural causes.
3. Tenant shall deposit ( 1100.00) dollars to be held by Landlord as security deposit for damage to the premises (normal wear and excepted)
under the following conditions: Tenant shall give Landlord thirty (30) day notice of intent to vacate premises and surrender tenancy at which time and during reasonable hours Landlord shall be permitted to enter said premises and make determination of any damage. Should any damage be found, that part of security deposit necessary to correct same shall be deducted from security deposit.
4. Tenant shall herein hold Landlord free and harmless of liability for loss or injury resulting from or through any and all acts or neglects by Tenant during occupancy.
5. Without consent of the Landlord, the Tenant in this agreement understands that no more than two (2) persons will live in or on said premises.
No animals shall be kept within or on the premises.
6. The tenant named above agrees to forfeit their security deposit as a result of vacating said premises prior to a period of 12 months from date of occupancy.
7. Rental payments must be mailed to____, A late payment of five ($10.00) per day for each day beginning five (5) days after the rental due date shall be assess by Landlord against Tenant.
8. No Barbeque cookers shall be used within 3 feet of any building surface covered with vinyl siding. Cookers must be cooled off before storing against railings or banisters on decks or porches.
9. Owner to remove snow from stairs and sidewalks.
10. UTILITIES: You are required to have the electric service for your apartment put in your name within 48 hours of occupancy. You can do this by contacting Consumers Energy at ______(Electric)
11. VEHICLE PARKING: Each apartment is provided a reserved parking space for one vehicle. Unauthorized vehicles may be towed from the premises at the vehicle owner's expense. Do not park in any other area of the parking lot.
12. AUTO MAINTENANCE/REPAIR: Tenants are not permitted to perform any mechanical maintenance or repairs on vehicles in the parking lot.
13. no smoking or incense burning of any kind allowed on the premises

It's always been that way. That's why Eastown, easthills, heritage hill, to Fulton heights has a sign that says "Center of the universe" in the center at Lake Dr. Cherry st and Diamond ave. Yup west of the Paddock mansion. The one with trees he collected along the same latitude as G.R.. all over the world. A100 years ago. That's not the only building on the national historic register. I like that the younger ones are wanting to live and invest in cozy, solid, extremely well built home. Plus you don't have to have your dinner dishes cleaned up after dinner for company. You just close the door. 🤗"
