The master bedroom is HUGE and bright with a walk in closet and master bath. This home is in a great location easy access to the highway, close to JBER, shopping malls and restaurants. Tenant pays gas, electric, landscaping/ snow removal and garbage. Water/sewer is included! Please budget between $100- $250 per month for gas and electric depending on time of year and personal usage. No smoking is permitted in this unit. The School Zones for the area are Ptarmigan Elementary, Clark Middle and Bartlett High Schools. PETS ARE WELCOME (Upon Approval with additional fees) Successful applicants for tenancy will have the following characteristics: *Maximum occupancy: 6 people *Household income of at least 2.5 times the monthly rent *Currently employed (or enrolled in educational program) with a verifiable income *Minimum credit score of 575 and good credit standing *Verifiable previous tenancy: Positive record of timely rent payments, compliance with agreements and no evictions *No unit damage or housekeeping problems at current or previous place of tenancy. *Must be of legal age to sign rental agreement. (18 years of age) Applicant may be denied based on current or past criminal convictions.

Tenant is responsible for all utilities aside from water/sewer.

    "Nearby school, fairly quiet compared to others areas on this side of town. Well kept yards, neighbors are friendly but respect your privacy. Some loose dogs roam the neighborhood but don’t cause any problems besides barking and they don’t seem to be strays. Nice and spacious mid-century single family homes. Some issues with people speeding and skipping stop signs later at night. No issues with packages and deliveries being left on the porch. Overall a good place to live. "

I have lived here for 25 years and feel safe walking down the street by myself. we have everything stores, restaurants, bakery's, banks credit Union, Grocery stores, Walmart super store as well as Fred Meyers, movie theaters. parks, trails, all right outside your front door extremely convenient ! we also have beautiful views of the mountains.
