Room Description

The cottage by the sea is a two bedroom, two bath, sunroom, living room, kitchen, washer/dryer, dining room with indoor/outdoor lounge chairs for relaxation. Square footage is 1100 sq. ft. It is located 400ft. from the ocean which can be seen from the sunroom and is available to enjoy on the blue bench at the ocean with a panoramic view of the ocean in Pacifica. There is safe parking in a quiet, beautiful neighborhod. As a former Super Host with Airbnb (not allowed in Pacifica) I am experienced hosting people from 22 countries around the world. My private rooms are located in the back section of the cottage and my renter's private rooms include their bedroom, bathroom and sunroom which has a table for two, perfect for dining privately or a workspace. There is a leather/teak lounge chair from Bali which guarantees naps or relaxation. It is a private space for renters. There is a minimum one month's rental but I'm hoping to find renters whose schedules permit longer stays up to a year or longer. House rules are humane, considerate and reasonable. Prefer adults over age 21. Couples are welcome. I'm proud and happy to tell you past renters are now friends and remember their time at the cottage with happy memories. One of my recent renters became a fisherman while living at the cottage. He learned how to fish at Fisherman's Pier. Welcome!

The lease between renter and landlord should clearly state move-in and move-out dates.
To secure the rental, the first month's rent and refundable security deposit needs to be paid once rental decision is made between renter and landlord.
Rent starts with move-in date and tenant is responsible for paying rent on time.
Zelle is a good method of paying rent/refundable security deposit.
All utilities and parking fees are included in the monthly rent. Renter is permitted to use washer/dryer.
The refundable security deposit is one month's rent. My policy is simple: Full return of security deposit to renter at move-out date as long as the rooms are left in the same condition as they were found including all bedding, towels, furniture,etc. at move-in date.
Move-in and move-out dates need to be understood by both parties. Move-out dates can change with one month's notice to landlord.
Immediate family members of renter are welcome for occasional day visits. For single renters, boyfriends, girlfriends, husbands or wives are welcome to spend the night at a nightly pro-rated amount due through Zelle before visit.
No pets, casual friends or acquaintances are permitted at the cottage.
Lease should be clearly understood by both tenant and landlord with both parties keeping signed copies of said lease.
All plumbing in the cottage is in good working order as well as all electrical outlets and furniture. For example, in case of a plumbing problem with the renter's toilet, landlord must be notified immediately and based on what the plumber discovers during the repair job, a determination will be made if the tenant or the landlord will be held financially responsible. For example, if the plumbing problem is determined to be the tenant's responsibility by the plumber, the cost will be deducted from the refundable security deposit for payment to the plumber. If it is the responsibility of the landlord, the tenant will not have to pay any amount.
If any problem arises during the tenant's stay, please inform the landlord immediately either through phone or in person. It is the tenant's responsibility to handle equipment eg. washing machine/dryer, blinds, etc. with care and ask questions if not sure about how to operate something. All questions are welcome anytime. If you're not sure, please ask.
There is a NO SMOKING policy that is strictly enforced at the cottage. If the tenant breaks the strict rule against any type of smoking in any part of the cottage inside or outside, the result will be a forfeiture of the refundable security deposit and a 3-day eviction notice.
Parking is easy and can be easily rearranged if necessary.
Fortunately, I have never had any of the above problems actually happen and hopefully never will ever have to experience any problem listed above. This is a legal document which protects both the tenant and the landlord. Thank you for your understanding.
