Tenant Screening and Application Process
All prospective tenants must complete an initial review through the Zillow rental application process.
After the initial review, selected applicants will be required to complete a tenant screening process through RentSpree or another approved screening service.

1. Lease Term and Rent

Tenant agrees to a lease term of _12___ months starting on _September 10th 2026_ and ending on _September 9th 2027_.
Monthly rent is $__3800___, due on the __1st_ day of each month.
Tenant is responsible for all rent payments and any applicable late fees according to the lease agreement.

2.Utilities

Tenant is responsible for all tenant-used utilities, including but not limited to:
Electricity
Gas (if applicable)
Water and sewer charges
Internet and cable services
Trash services (if applicable)
The landlord is responsible only for utilities specifically stated in writing in the lease agreement.
Solar Electricity (if applicable):
The property has a solar system.
Tenant agrees to pay the fixed monthly solar/electricity charge of $140 per month.
If electricity usage exceeds the solar coverage and an additional electric bill is generated, tenant is responsible for the additional amount.

3. Property Care and Damage Responsibility

Tenant agrees to maintain the property in a clean and safe condition.
Tenant is responsible for any damage beyond normal wear and tear caused by tenant, occupants, guests, or visitors.
Any repairs or replacements resulting from tenant negligence may be deducted from the security deposit as permitted by New Jersey law.

4. Occupancy and Guest

Responsibility
Only approved tenants listed on the lease may reside at the property.
Tenant is responsible for the actions of all occupants and guests while they are on the premises.

5. Compliance with Rules and Laws

Tenant agrees to comply with all local, state, and community rules, regulations, and safety requirements during the lease term.

6. Lawn Care and Landscaping

Tenant is responsible for regular lawn maintenance during the lease term, including mowing, trimming, weed control, and maintaining the general appearance of the yard.
Tenant agrees to keep the landscaping in good condition and prevent damage caused by neglect.
Any damage to the lawn, landscaping, trees, or irrigation system caused by tenant, occupants, guests, or improper use will be the tenant's responsibility.

7. Sprinkler System Maintenance

Landlord will provide one annual sprinkler system opening and winterization/closing service.
Tenant is responsible for normal operation and care of the sprinkler system during the lease term.
Tenant must notify the landlord promptly of any leaks, damage, or malfunction.
Tenant is responsible for damage caused by failure to report problems or improper use of the system.

8.Snow Removal and Ice Maintenance

Tenant is responsible for snow and ice removal from walkways, steps, entrances, and areas needed for safe access to the property.
Tenant must maintain safe conditions during and after snow or ice events.
Any damage caused by improper snow removal methods or neglect is the tenant's responsibility.
