Utilities:
- 6-month lease: Rent increases by $200 per month ($2800 Total), and the owner covers utilities (electricity, cable, internet, water) for normal residential use. If monthly utility costs regularly exceed $250 due to unusually high usage (such as very low AC settings, EV charging, etc. ), the tenant is responsible for the excess amount.

- 12-month lease: Tenant is responsible for placing all utilities in their name and paying all utility bills (electricity, cable, internet). Water covered by owner.

Lawn, HVAC & Pest Control:
- Owner provides and maintains lawn care, HVAC service, and routine pest control.

Smoking:
- No smoking permitted inside the home.

Parking:
- Large private driveway with space for multiple vehicles, a boat, golf cart, or RV.
