These steps are necessary to confirm your identify and be able to issue you a unique code for you to enter the property at your convenience. This code is only valid for one use. Security alarms when present are remotely turned off for your visit at the time scheduled in the system.

APPLICANTS CRITERIA:
Please be careful to provide the correct and complete information when submitting an application. Applicant may be denied for providing false, inaccurate or misleading information or for submitting an incomplete application. Applications may be denied for any of the following reasons:

APPLICANT REQUIREMENTS:
(1) Must provide a valid government issued ID. (2) Must provide a verifiable social security number. (3) Must be able to pay full amount of security deposit and first month rent within 48 hours if accepted. (4) All occupants older than 18 years old must submit individual applications and pass a credit/background check. (5) If you live within 50 miles from the property you need to have a showing before applying and your application can be processed. This ensures you are familiar with the property, including its interior, and you can then decide if you want to live at the property or not. (6) Applicants must be respectful. We will respect you and expect respect back. Cursing, swearing, pushing, shoving, and violent behavior, demeaning speech or treatment of agents or to one another will cause application to be rejected at the discretion of the agent. (7) Co-applicant policy: Because co-applicants often move out at different times it is our policy that at least one applicant must be able to qualify individually for a lease.

INCOME REQUIREMENTS:
(1) Must provide documented gross income of a minimum 3 times the amount of rent. (2) Verification of income is required. (3) You will be asked to provide the most recent pay stubs and/or bank statements for the most recent 90-day period. (4) You may present legal documentation for other income such as social security, retirement income, child support, alimony, etc. (5) If you are a new hire we will need a copy of "letter of intent to hire" from future employer verifying start date and compensation. (6) If you are self-employed, retired or unemployed applicants you may include CPA prepared financial statements or copies of current and previous year tax returns filed with the IRS and two of the most current bank statements.

CREDIT REQUIREMENTS:
Your application may be denied for any of the following reasons: (1) Credit scores below 600 may be denied OR you may also be asked for special payment conditions and/or a co-signer depending on credit factors. (2) Open bankruptcy, bankruptcy dismissed or discharged within the past 36 months or late payments or collections for three years from a bankruptcy file date. (3) Applicant may be denied if rent plus all long term debt payments exceeds 50 percent of gross monthly income. (4) Collection activity. Collections of utilities or phone bills are not allowed. Collections or judgments for medical and student loans may be disregarded at the discretion of the property manager. (5) More than 2 late payments within the last year on credit cards or other debt, loans. (6) 2 or more NSF checks in a 12 month period. (7) Unpaid Debt including repossessions, charge-offs or collections exceeding $200.00 in the past 3 years. (8) Judgments within the last 7 years or unpaid Judgements. (9) Foreclosure in the past 24 months. (10) Repossessions, past due mortgage or tax lien.

RENTAL HISTORY REQUIREMENTS:
Your application may be denied for any of the following reasons: (1) Unverifiable rental history or less than 36 months of rental history. (2) History of late or missing rent payments. (3) Unfulfilled lease obligation(s). (4) Outstanding debt to any landlord or property management company. (5) Current or past balance owing for deposit, rent, fees or damages. (6) Any evictions or eviction filings in the last 7 years. (7) Any Unlawful Detainer Action filed in the past 7 years. (8) Two or more complaints in a 12 month period. (9) Unauthorized occupant(s) or pet(s). (10) Damage to the property. (11) Judgment or collection for unpaid rent, damage to rental unit or from previous landlords reported.

CRIMINAL HISTORY REQUIREMENTS:
We conduct an individualized assessment of each applicant's criminal history. This includes a case-by-case review considering the nature, severity, and timing of the offense, along with factors such as rehabilitation, employment, rental history, and restitution. A criminal background check is required for each applicant and occupant age 18 years or older. We evaluate each case to determine if the offense poses a direct threat to the safety of others or the property. WHAT MAY LEAD TO DENIAL: Convictions for certain serious offenses may result in denial if they occurred within a specific time frame and if the applicant is unable to demonstrate rehabilitation. The following factors will be considered: (1) False or Omitted Information: Providing false, incomplete, or misleading information on a rental application regarding criminal history may result in denial. (2) Drug-Related Offenses: Convictions for the manufacture, distribution, or sale of controlled substances (drug trafficking) within the past 7 years may result in denial. Personal drug possession convictions will be evaluated individually, with consideration for rehabilitation. (3) Violent Crimes Against Persons (evaluated case by case): Convictions within the past 7 years for homicide, aggravated assault, battery, kidnapping, domestic violence, child abuse, spousal abuse, or manslaughter may result in denial. Older convictions may be considered with documented evidence of rehabilitation. (4) Sexual Offenses: Convictions for sexual assault, rape, child exploitation, human trafficking, or offenses requiring sex offender registration may result in denial, depending on severity and time elapsed. (5) Property-Related Crimes: Convictions for arson, burglary, theft, vandalism, or destruction of property within the past 5 years may result in denial. Consideration will be given to rehabilitation and financial responsibility. (6) Weapons and Firearms Offenses: Felony convictions for illegal firearm possession, weapons trafficking, or violent firearm-related crimes within the past 7 years may result in denial. (7) Financial and Fraud-Related Offenses: Felony convictions for identity theft, forgery, fraud, bribery, falsifying documents, passing bad checks, or embezzlement within the past 5 years may result in denial. CONSIDERATION FOR REHABILITATION AND MITIGATING FACTORS: We recognize that past criminal conduct does not necessarily predict future behavior. Applicants may submit evidence of rehabilitation, including (1) Stable employment and income. (2) A positive rental history since the conviction. (3) Completion of rehabilitation programs, community service, or other forms of restitution. (4) Character references or letters from employers, landlords, parole officers, or counselors. Applicants with convictions outside of the listed time frames may be considered with proof of full restitution, sentence completion, and positive post-conviction behavior. ADDITIONAL IMPORTANT NOTES: (1) Multiple Convictions: Applicants with multiple serious convictions may be denied if they indicate a pattern of conduct that poses a safety risk. (2) Arrests Without Convictions: Arrest records that did not lead to a conviction will not be used to deny housing. (3) Acquittals and Expungements: If an applicant was acquitted, had charges dismissed, or received an expungement, they should provide supporting documentation, and those records will not be used against them. (4) Process for Applicants with Criminal Records: Applicants with a criminal history must submit any supporting documentation in writing rather than verbally.

APPLICATION PROCESS:
The application process is likely to take a minimum of 4 business days so please plan accordingly. Our rental process is as follows: (1) Review carefully all the applicant criteria listed in this document to make sure you meet the requirements before you apply. Note that the application fee is non-refundable. Note that applications may be denied for providing incomplete, false, inaccurate, or misleading information. (3) Pay the application fee online (non-refundable). (4) The application form will be reviewed to ensure that are no obvious factors that would make the applicant ineligible. The property manager will contact you by email if there are any questions about the application form. (5) Electronically sign the Permission to Release Information document you will receive via email. (6) We will request copies of a valid picture ID, proof of income and possibly other supporting documentation. (7) We will run a background check. (8) We will run a credit check. (9) We may contact the names you provide as part of the verification process. ( including employer, references, emergency contacts, etc) (10) Once we have all information above your application will be reviewed and, if qualified to proceed, preliminary lease terms such as deposit amount and start dates defined and presented to you. These terms will be the basis for the lease document. (11) You will then receive a list of documents for you to review and sign such a tenant registration form, rent auto-draft authorization and others. (12) You will receive a *preliminary and conditional* copy of a lease agreement. You can review and sign your portion of the lease document but BlueView will only sign the lease later in the process if you are approved. Note that at this point this lease is conditional on approval and completion of the steps below, it has NOT been approved and a lease has not been entered into until BlueView signs the lease document later in the process AND you have received the keys from the landlord. (13) Next you must make a payment of the deposit and prorated first month's rent and a lease administration fee listed above. (14) Please purchase and send us a copy of your renter's insurance. (15) Please send confirmation to BlueView that you have transferred utilities to your name. (16) Once all steps above are complete and your payment clears we will do the final review of your application and all supporting documentation for final lease approval. (17) If all documents are confirmed and approved BlueView will then sign your lease and provide you a copy of it with all signatures. We will then send you instructions in writing for you to get the keys to the property. Your process is finished and the property is then taken off the market.

IMPORTANT POLICIES:
It is also important to note the following about our application process: (1) BlueView Realty phone calls may be recorded and are considered part of your application. (2) The lease has not been entered into until BlueView Realty has signed it and you have received the keys from us. Only then the property is taken off the market and you can move in. (3) The application process can be paused and/or denied at anytime before the last step above for a number of reasons and at the discretion of BlueView Realty. (4) False, incomplete, misleading, inaccurate or omitted information or changes in the application can cause the application to be denied and any contracts resulting from it to be canceled and voided at anytime at the discretion of BlueView Realty. (5) Additional supporting documentation may be required. Be prepared to provide supporting documentation of all the information you submit in the rental application process if necessary. (6) Application fees are non-refundable. (7) If you do not respond to application questions within 48 hours we will consider your application withdrawn by you and/or will cause your application to be denied. (8) If your application is denied and you have already made a payment of your deposit and first month's rent these payments will be returned to you after proof of deposit is received and the deposit clears on our bank account. (9) Note that we are unable to modify credit and background reports that we receive from our vendors. If your application is denied based on incorrect information shown in your report you can contact the vendor and you have the right to receive a free copy of their report. Credit/Background report vendors have dispute procedures that you can use to correct any information necessary. Note that BlueView is unable to modify that report on your behalf or hold a vacant property while the correction process happens. (10) if you cancel your lease after both you and BlueView sign it may result in forfeiture of some or all of deposits paid. (11) Note that properties often have multiple and simultaneous rental applications and all properties are considered in-market and ready to be rented to others while all steps of the application process are completed. You are only guaranteed a lease and the property once BlueView Realty signs a lease agreement and you are given the keys to the property.
