It is an Open Concept Studio-Style layout / 1 Bath / 400 Square Feet / Private Entry / One (1) Off-Street Parking Space Available / All Basic Utilities and Starlink Home Internet Included with Rent! Water Softener and Filtration System installed under the kitchen sink, to be maintained by the owner.

It is being offered at $1450 per Month for Single Occupancy and $1550 for Double Occupancy with a One-Year Lease Term.
Security Deposit of $1450 for Single Occupancy or $1550 for Double Occupancy, will be due at the time of acceptance offer, asked for as an initial hold deposit, which will then be applied towards the security deposit amount at the time of lease signing and move-in.
The first month's rent, in full, will be due later on at the time of the agreed-upon lease start date.
The second month's rent will be prorated accordingly and due on the 1st of the second month.

A single indoor cat only may be considered, upon owner approval and on a case-by-case basis. Not all pets may be considered. Outdoor/roaming cats will not be conducive due to the owner's dog nearby and coyotes and local wildlife that are in the area. No Dogs will be considered at this time due to the closer quarters of this guest home to the main home, and the main home's own private patio/outdoor/pool area, and the owner's dog, which at times will be outside in those areas. Certain breed restrictions for homeowners' insurance may also apply, so please ask ahead if you would like us to check on your pet ahead of applying or if you have any questions regarding this, as your application may be denied on pet/s if not approved for consideration in advance. Thank you. An additional security deposit amount of $500 per pet will be required IF Accepted.

This is an absolutely No Smoking Home and Property. Thank you.

Appliances included are an Induction Electric Stove Cooktop with a set of Induction Stove Cookware Pots and Pans, an Electric Countertop Convection Bake Oven, Refrigerator, and Countertop Microwave (no owner warranty).

Please note that there is no laundry in this guest home or hookups provided, but there are several downtown laundry mats just minutes away.

All Basic Utilities Included with Rent: Electric, Water, and Trash! Please note this guest home unit has no gas hookups, it is All Electric!

Landscaping provided and taken care of by the owners, tenants will need to allow the landscaper access around the guest home unit, as may be needed for landscape upkeep and weed abatement. Please note that any personal pots/plants may require the owner's final approval and will need drippans underneath them at all times so they do not cause any staining or damage inside or outside of the guest home unit.

This home has a Mini Split Unit Installed for Heating and Air, and is on Septic. Please note that any stoppages or clogs will be the tenant's responsibility during the lease. Be careful what goes down all drains.

Basic Home Internet via Starlink is included with Rent. Any higher speeds or additional services needed or desired will be the tenant's responsibility. Please call your Internet or TV providers ahead of time to make sure they can and will serve this address. If interested, it is your responsibility to check on this all before applying or signing a lease. Thank you.

Please note there is no private mailbox for this guest home unit, and an off-site PO Box for mail collection will need to be obtained by the tenant, at their expense, for mail collection purposes. On-site deliveries, such as Amazon, will be fine.

A single (1) vehicle only parking space will be provided for the guest home unit off the street, and just steps from the guest home's front door; any other vehicles or guest parking will need to be done on the street, while there is ample street parking available, this will not be conducive for tenant's or long term parking, only occassional guest parking. This guest home will only come with one parking space, and tenant/s need to have only one vehicle at most for long-term parking.

A Renter's Insurance Policy will be required on behalf of the tenant/s residing in the home. And owners and/or management may be required to be listed as an additionally noted and/or insured on the policy.

Please note that the owner or we, as management, may require a few extra days before the scheduled move-in date for a final once-over cleaning and wipe-down detail of the home to be performed.

We are happy to supply a sample lease agreement to you ahead of time, just ask. Please note your final lease agreement may include additional disclosures and/or addenda as needed, and with regard to the home and property. But the lease in and of itself will be much like the one we will later supply to you to review ahead of signing. Thank you!
