This apartment features 2 full sized bedrooms plus a unique room off of one bedroom that allows for a third bedroom, an office, playroom, etc. Beautiful hardwood floors throughout this spacious 1,300 square foot apartment, and tons of windows and natural light. Refrigerator & stove are provided. Washer & dryer hookups are provided in the basement for your unit's own use and allows you to do laundry on-site at your convenience. Off-street parking is available all year long and lots of extra storage space in the basement & garage.

$1,395 first month's rent & $1,395 security deposit are due at lease signing. $20 application fee per adult will be paid by the applicant directly to the background check/credit check company. Maximum of 2 cats allowed (sorry, no dogs). Landlord is responsible for garbage/recycling, lawn maintenance, & snow removal from driveway (renter is responsible for shoveling the walkways and sidewalks). Renter will be responsible for gas, electric, & their unit's water/sewer bill.

Requirements:
-Current government-issued photo ID & valid social security number
-Minimum household income from verifiable source of at least $4,185/month
-$1,395 first month's rent & $1,395 security deposit due at month to month lease signing
-Positive references from all previous landlords for last 3 years
-Last 3 months of rent receipts from current landlord
-No smoking of any kind on the premises
-Cats allowed (maximum of 2, must show proof of spay/neuter & up to date on shots) with a one-time, non-refundable $250 pet fee and additional monthly pet rent of $25/month per cat (Sorry, no dogs).
-Renter's insurance required
-Must have a favorable credit score
-Maximum occupancy of 2 persons per bedroom

    "I have lived at shady acres 10 plus years. It went from a happy fun loving comfortable place to live with hundreds of trees ,great people and respectful neighbors. That all changed once harmony communities bought the place . Once they bought it you are not treated like a tenant you are treated like property, they have made up rules on the fly , purposely fine you without any notification increase rent to the max every year with no justification, try to implement illegal extra charges . The management is a dictatorship along with his boss who will never call you back on a complaint or fix any bad situation. Horrible place to live, Horrible management. "

    "I’ve lived in the neighborhood for 30 years. Even though it has what’s considered a Buffalo zip, it’s actually in the Town of Tonawanda. Good schools, great Town services. The neighborhood is very diverse, I’m white and a lesbian. We have “traditional” white families and also many new homeowners are immigrants from around the world. There’s a new playground in the area also a Boys & Girls Club that is great for after school care. We are within walking distance of the Niagara River with easy access to both the 190 and 290 expressways "
