A large pergola provides gentle shade over a BBQ friendly patio. The house backs up to open space, with a gate to hiking and mountain biking trails.

Or sit on the covered front porch and enjoy the bucolic neighborhood; a throwback to simpler times. A sandstone path ambles up to the front door and extensive plantings and flowers provide color and texture throughout.

1. Monthly Rent
Rent is $4,500 per month, contingent on approved credit. 12 month lease that becomes month-to-month in 13th month. Move in requires first and last month's rent and a security deposit of $4,500.

2. Occupancy Limit
Occupancy is limited to one family with no more than two (2) adults residing in the unit.

3. Smoking Policy
No smoking is allowed anywhere inside the building.

4. Rent Payment
Rent is due on the first day of each month and must be paid electronically via PayPal, Venmo, or electronic funds transfer (EFT). Any associated transaction fees are the responsibility of the tenant. A late fee of \$50 will be assessed for any rent not received within three (3) days of the due date.

5. Upfront Payment
The first and last month's rent is due upon lease signing, along with a security deposit of $4,500. The security deposit will be returned within 30 days of the tenant vacating the property, subject to the terms stated herein.

6. Utilities
The tenant is responsible for all utilities including water, electricity, gas, and garbage collection. At move-out, all utility accounts must reflect a zero balance. Any outstanding balances may be deducted from the security deposit.

7. Pets - Medium Dogs and Cats
 A pet fee of $50 per month applies. The tenant is responsible for cleaning up all pet waste from the yard. If landscaping or the property is damaged due to pets, the tenant is liable for restoration costs.

8. Landscaping
The tenant is responsible for providing adequate water to maintain the landscaping. The landlord will set the irrigation schedule and make best efforts to keep it efficient. Basic landscaping maintenance (e.g., mowing and trimming) will be provided by the landlord.

9. Move-Out Cleaning
Upon vacating the property, the unit must be left in the same level of cleanliness as when it was initially occupied. If, in the sole discretion of the landlord, the unit requires additional cleaning, the landlord may arrange for such services and deduct the cost from the security deposit.

10. Insurance
The landlord may maintain insurance on the structure of the property. The tenant is solely responsible for insuring their personal property. Renter's insurance is strongly recommended.

11. Subleasing and Short-Term Rentals Prohibited
Subleasing is not permitted. Use of the property for short-term rentals, including but not limited to Airbnb, VRBO, or similar platforms, is strictly prohibited. Any violation is grounds for immediate termination of the lease.

12. Notice to Vacate
Tenant agrees to provide the landlord with no less than thirty (30) days' written notice prior to vacating the property.

    "I live in this area and it is sometimes shocking how beautiful and serene it is. Surrounded by national forests and trails, you can find stunning rock outcroppings, smooth rock rivers and fields of wild flowers. The community is respectful of privacy but extremely helpful if needed-- as witnessed in the floods. Lyons is a close 10 miles away with a vibrant art and music community and delicious restaurants. Estes park is about 15 minutes away, which is where Rocky Mountain National Park is. There is a ton of wildlife too. Definitely a slice of heaven. "
