The Epperson Crystal Lagoon Community is the exemplary Florida lifestyle, with the first crystal-clear, man-made Lagoon in the United States! The community spans more than 12.5 acres of tropical paradise, with more than 7.5 acres of crystal clear blue water (yes, literally 7.5 acres of water). This rental is pet friendly, with an upfront non-refundable fee and monthly pet rent. Restrictions do apply. Security deposit varies depending on credit score. Renters insurance required. Leases of 12-18 months accepted. Tenant pays all utilities except internet & Wifi (provided by the community).

- Tenant is responsible for all utilities except water. The owner will also pay the HOA fees (which includes landscaping and lawn care).
- The Townhome is pet friendly, limited to one (1) pet not to exceed fifty (50) lbs. There is a five hundred dollar ($500) non-refundable deposit and an additional monthly pet rent of twenty-five dollars ($25).
- Acceptable lease length is anywhere between 12 and 18 months
- Tenant is required to have renters insurance and provide a declaration page prior to or at move-in
- Prior to moving out, the tenant must pay for the home to be professionally cleaned and for the carpets to be professionally cleaned. Invoices must be provided from a licensed and insured cleaning company.
- No smoking is allowed in or near the premises
- Maximum of one (1) car per tenant on the lease (i.e. if there's two tenants, then two cars are allowed)
