Security Deposit Options:

If the first month is a partial month, the prorated amount is due with the second month's rent

The first month's rent is paid
Either: A cash security deposit is paid OR an Obligo policy is purchased (if eligible).
Note: Once the lease is signed and the required funds are paid, if the tenant fails to move into the property, it will be considered a breach of lease, and the tenant may be held financially responsible for lease obligations.

Income & Credit Requirements
Income Requirement: Applicants must have a minimum gross income of at least 3x the rental rate before taxes.
Alternative sources of income, including rental assistance and housing vouchers, will be considered in accordance with fair housing laws.
Credit Score Requirement: A minimum credit score of 650 is required for all financially responsible applicants.
Special Consideration: Applicants with a credit score between 600 to 649 may still qualify if their gross income is at least 4x the rent and any negative credit history is not housing-related.
Additional income verification may be required for applicants in this range.
