This is a completely separate 2Bed 1Bath downstairs unit with a nice kitchen and washer/drier. We live upstairs and share the overall property. We host a good amount and we would love downstairs neighbors who are interested in cooking meals together and who have lived cooperatively before.
About the unit
-2Bed 1 Bath
-Originally built in the 1930s, it has thick stone walls, wood floors, an open floorpan, a front porch, and nice thick windows
-We just did a big overhaul : massively updated bathroom, refinished floors, new paint in most rooms, new blinds, new flooring in the mudroom, etc. We had two good friends down there for a few months, but they just bought a house so the place is available and in great shape.
-The back mudroom opens to a 20x20' rear deck with a waterproofed cover (there is another deck above). This lower deck will be replaced in the next couple of years (maybe even this summer) but it's still a nice place to hang out.
-The bedrooms themselves are fairly small (~12'x12')
-The kitchen is in good shape. The fridge is quite nice, the oven/stove is nothing fancy but the layout is great and the red countertop is pretty cool
-No AC, but it's pretty temperate in the summers
-Fireplace does not function currently
-Washer/Drier in mudroom
-Comes with all shown furniture (ie couches and a table)
About the property overall
-It's a 7,500sqft lot, fully fenced in and dog-tight but close to a moderately busy intersection (Folsom and Pine)
-I just remodeled the standalone garage and it's pretty sweet now. It has an open space (~20x15') with a projector for watching movies, working out, and hanging out with larger groups. There are also 2 offices that I built into the back. I work from one, but the other one could be allocated to you. There's no running water, but there is a wood stove in the main area and heated flooring in the offices.
-We have a pretty big walled-in carport in the back that has bike and ski storage and general purpose storage for gear. It does flood sometimes so keep nice things off the ground, and it's not critter-tight
-Most of the yard is currently concrete (it came that way, don't judge me), but there are some nice mature trees, plus some new trees around the edges, a patch of grass, and we're steadily improving the landscaping.
-We've set up a fairly fast EV charger that we use, and could share fairly easily (day on/day off)
-There is a driveway parking spot that is generally open, though we prefer if you park on the street (plenty of parking) since we park our van further up the driveway and need to bring it in/out periodically.
About us
-We're a couple in our early 30s, child-free
-We cook most evenings, grill a lot in the summer, and do a dinner club with some other friends. We would love for you to be a part of that as well
-We are up ~6 most weekdays but no one has complained yet about us waking them up. Seems like there is good noise insulation between the two units
-We have an energetic and human-friendly 60lbs dog that does not play well with other dogs, but also is not aggressive. Mostly she'll ignore other dogs, though she is pretty dominant/bossy/alpha and can get into fights with dogs of similar dispositions to try to establish dominance.
-Ideally we are looking for someone until August, with the option to renew for another year
-The property is metered as one unit and the HVAC control is upstairs with us, so we'll cover the utilities. That said if you're charging an EV, taking 3 hour showers, or running a bunch of space heaters I'd ask you to chip in. We also have gigabit wifi in the house and a hardwired line to another wifi router in the garage. Unless you somehow need (and can find) faster internet we've got you covered on that already.
-Dogs are OK as long as they don't dig, won't scratch the walls/doors, and don't scrap too much with our dog. I will ask for a pet deposit if you've got a dog though since they can do some damage.
