Spacious two-story, 5-bedroom, 3-bath, 2500 sq ft home in a quiet Fairfield neighborhood at corner of Waterman and Oliver Roads. Easy access to Hwy 12 and I-80, just 8 miles from Travis AFB.

We're renting one furnished bedroom in our family home, which we shared with a married couple (us) and other tenants. Common areas include the kitchen, bathroom, and living rooms all monitored by security cameras for safety. This is perfect for a responsible, organized professional with a full-time job who commutes daily. After each use, the bathroom and kitchen must be cleaned; a personal fridge is provided in the room for food storage.

My wife is a district school teacher, and I'm a real estate broker and a Pastor. We live in the master bedroom and seek a respectful and tidy tenant.

House Rules:
- Tenant is responsible for cleaning the bathroom and kitchen after each use, ensuring both are left sanitary and orderly.
- No smoking, drinking, or partying.
- No overnight guests; daytime visitors welcome until 9 PM.

Requirements:

-Full-time job (ideal for commuters).
- $50 non-refundable credit/background check.
- Good credit, no criminal/eviction/drug/DUI history, solid references.
- Rent: $850/month (includes utilities, Wi-Fi, washer/dryer, parking).
- Move-in: $850 rent + $850 deposit = $1700 total.

1. Premises - Landlord (Serge and Noreen) rents one furnished bedroom in a 2500 sq ft, 5-bedroom, 3-bath home located in Fairfield, CA,.Tenant shares common areas (kitchen, bathroom, living rooms) with Landlord, a married couple residing in the master bedroom.

2. Lease Term - This is a month-to-month tenancy and may be terminated by either party with 30 days' written notice.

 3. Rent - Monthly rent is $850, due on the 1st of each month, payable via [e.g., cash, Venmo, bank transfer].
- Includes utilities (water, electricity), internet/Wi-Fi, washer/dryer, and driveway parking.
- Late fee of $25 applies if unpaid by the 5th.

 4. Security Deposit - $850 security deposit due at move-in, refundable within 21 days of move-out per California Civil Code 1950.5, less deductions for damage beyond normal wear.

5. Tenant Requirements
