One bedroom w/ Private Bath in a shared house in a quiet, cul-de-sac neighborhood of single-family homes in the Lake Balboa area (West Van Nuys 91406; North of Sherman Way, East of Balboa.)

PRIVATE BATHROOM (ensuite)

The bedroom is the corner bedroom, so it has lots of natural light because it has windows on two walls, plus the Private bathroom has a window. The room measures 12'x11' (132 sq ft). It has no shared walls, so it's quieter and more private.

Kitchen, laundry, house and yard privileges (provided you do your part to keep them clean.) Bedroom includes new, Full-size bed (54" x60"), desk and chair, bookcase, smart TV and ceiling fan. (Or unfurnished, if you prefer.)

Updated kitchen has dishwasher, stove, refrigerator/freezer, toaster, microwave and quartz countertops. Full kitchen privileges.

House has large family room with wood-burning fireplace, outside firepit, gas BBQ, patio w/ picnic table and hammock. Garden plot and gardening tools available. Large orange tree bears fresh oranges. Friendly neighborhood.

Shared off-street parking in long driveway. (Also, there are no street-parking restrictions in the neighborhood.)

Three-month "trial lease," (for all to determine mutual compatibility); 6-month lease available after that. Shared utilities (averages ~$50 month); free Internet, WiFi and Netflix.

Tenant must be a non-smoker, no pets (but may consider cats). No couples, no overnight guests.

Close to transportation. Located not far from the Orange Line (which connects with Red Line into L. A., or to Warner Center on the west end.) Not far from the 101 and 405 freeways. Just 1.8 miles from the Van Nuys Flyaway (LAX airport shuttle).

Close to Lake Balboa recreation area, with its scenic lake, bike trails, sports fields, walking paths, wilderness/wildlife area, Japanese Garden, tennis courts and golf courses.

Ideal tenant is a professional, neat and quiet. Will consider a quiet student. Fully Covid vaccinated. Males preferred.

About the current roomies:

There is one male roommate, as well as the homeowner and his wife. The homeowner is a married, mature California native, a journalist/personal historian into hiking, mountain biking, writing and photography. His wife is a professional who is into cooking, reading and community service.

The one roommate is only here 4 days a week, then leaves on Thursdays and is gone for the weekend. (He stays with family in Orange County for the weekends.) He is a single, mid-'20's aerospace engineer working on a Master's degree via online classes. Very quiet, very respectful.

He is also currently sharing the separate studio/office adjacent to the detached garage, a 10x10 room with its own A/C unit. (That room may become available as well.)

None are smokers or partiers. Currently, there are no pets living here. Neighbors are very friendly, it's a safe neighborhood in a quiet cul-de-sac with no through traffic.

3 month "Trial Lease" to determine compatibility to roommates. 6 month lease or month-to-month after that. (30 day notice required for termination by landlord or roommate.)
