1. PARTIES:

2. PROPERTY:

Landlord agrees to rent to Tenant the residential property located at: 1653 Lake Ave. Pine Hill, NJ 08021("Premises").

3. TERM:

The term of this Lease shall be for one (1) year, beginning on [Start Date] _________ and ending on [End Date] _________ ("Term").
4. RENT:

The monthly rent amount due from Tenant to Landlord is $2,200,00

Due Date: Rent is payable in advance on or before the 1st day of each calendar month.

Payment Method: Payments shall be made via Electronic Transfer, Check or Cash Payment to Eileen Thompkins at 106 Estates Rd., Pine Hill, NJ., CashApp to $EmpressSignsLLC, or See Attached Zelle QR Code to send money via your banking app.

5. INITIAL FUNDS & CONSIDERATION:

Upon execution of this Lease, Tenant shall pay the following initial amounts: First Month's Rent: $2,200,00 (For the period of [Start Date] ______________________to [Date] _______________________ Last Month's Rent: $2,200,00 (To be held in escrow and applied explicitly as prepayment for the final month of the Term, subject to New Jersey statutory deposit maximums).

Security Deposit: $1,400,00, Total Due at Signing: $5,900.00

6. RENTER'S INSURANCE REQUIREMENT:

Tenant is strictly required to maintain a valid renter's insurance policy during the entirety of the Lease Term.

Coverage Levels: The policy must feature a minimum of $100,000 in personal liability coverage.

Landlord Interest: The policy must name the Landlord as an "Additional Interested Party" or "Additional Insured. "Proof of Insurance: Tenant must deliver a copy of the insurance certificate to Landlord prior to taking possession of the Premises.

Tenant must provide updated proof immediately upon policy renewal or modification.

Landlord Liability: Tenant acknowledges that Landlord's property insurance does not cover Tenant's personal belongings against loss, theft, water, or fire damage.

7. SECURITY DEPOSIT RULES (NJ LAW):

Landlord shall deposit all security and prepaid rent funds in an interest-bearing escrow account in a New Jersey-based banking institution, in compliance with New Jersey law.

Landlord will notify Tenant in writing of the bank name, address, and account details within thirty (30) days of receipt. Interest earned belongs to the Tenant and will be paid annually or credited toward rent.

8. USE OF PROPERTY:

The Premises shall be occupied exclusively as a private residential dwelling by the named Tenants only.

9. REPAIRS AND MAINTENANCE:

Tenant shall maintain the Premises in a clean, sanitary, and safe condition. Major structural repairs, electrical, plumbing, and heating maintenance not caused by Tenant neglect remain the sole responsibility of the Landlord.

10. LANDLORD ENTRY:

Landlord reserves the right to enter the Premises for inspection, repairs, or property showings, provided a minimum of twenty-four (24) hours' advance notice is given to the Tenant, except in sudden emergencies.
