Another bedroom has its own separate entrance at the back, and its own private bathroom as well, for maximum privacy. Decent storage includes a shed in the back.

NEIGHBORHOOD:

Located at 14th Ave & E. Alder St., this quiet, convenient address earns a WalkScore rating of *Very Walkable* ("Most errands can be accomplished on foot."). Seattle U is a 5-minute walk (1.5 blocks to the Eisiminger Fitness Center & Championship Field), Little Saigon is 10 minutes away, and Capitol Hill, SCCC, and the Broadway shopping district are 15 minutes away.

The food scene is a highlight: half of *The Stranger*'s Ten Best Seattle Restaurants are within one mile, and three are within a 7-minute walk. Nearby favorites include Ba Bar & Pho Bac (Vietnamese), Humble Pie (pizza), L'Oursin (French), Peloton Cafe, Boona Boona Coffee, and Arcaro Boxing.

Transit is excellent. WalkScore rates the location an 86, with transit "convenient for most trips." The #3 and #4 buses, which connect to downtown in approximately 10 12 minutes, stop just 2 blocks away, and the streetcar is a 5-minute walk. The area is also rated *Very Bikeable*, and dedicated Zipcars are available within a few blocks.

WHO WE'RE LOOKING FOR:

QUALIFICATIONS:

Applicants who meet the following qualifications will be accepted on a first-come, first-served basis:

(1) Income of at least 3x monthly rent
(2) Positive references and rental history
(3) Passage of a credit check, including a minimum credit score of 620

If you do not meet these criteria, we may still be able to accept your tenancy upon provision of guarantors who do, and/or upon provision of additional assurances.

LEASE AND UTILITIES:

Required lease term ending August 31, 2027 (with potential to renew), first and last month's rent, and a fully refundable $2,000 security deposit. We prefer first month's rent, last month's rent, and the security deposit be paid half at lease signing and half at move-in, but we also offer installment plans.

Rent does not include utilities. Water, sewer, and garbage are paid by the landlord and reimbursed by tenants (previous tenants averaged approximately $1.25 per person per day). Electricity and Internet are placed in the tenants' names.

Tenants will maintain yard, foliage and parking strip, cut the grass, and keep the premises clear of debris and overgrowth. (We'll provide tools).

    "The area around Seattle U feels safe with the security guards on campus and the police station a couple blocks away. It’s quiet most days but the weekends get crazy in the Pike/Pine/Broadway area. It’s not uncommon for to hear thumping music from neighbors in the buildings adjacent to the school. Not a whole lot of children around but sometimes people will bring their kids to the lawns at SU. "

The streets are lined with old volvos and other obscure old cars, all of which take up the extremely limited parking. But that's fine, you don't need a car, you'll walk everywhere right. Nope, not without being accosted for change at every corner. Ride a bicycle then. Nope, all your money will go to medical bills for getting run over by the old volvos that take up all the parking. And that's not even the best part, who wouldn't want to pay $3000 for a studio apartment. It really doesn't get much better than Capitol Hill. Seattle : where the streets are paved with syringes."

I am seconds away from Safeway and some really cute local bars and small restaurants! It's also a straight shot to work, which is great, by bus or car. The neighborhood is up and coming and it's been nice to see improvements and developments to make it more charming. I don't necessarily want to be wandering around late at night but it's getting safer. There are some very cute parks around too!"
