Realty Network, Inc. and all of its employees and agents abide by the Federal Fair Housing Act of 1968 as amended, and all state and local fair housing laws which prohibit discrimination based on race, color, religion, sex, national origin, disability, familial status, sexual orientation, age, source of income, and any other protected class under law. Housing Choice Vouchers Welcome / Se Aceptan Vales de Eleccion de Vivienda. Realty Network, Inc. accepts publicly-funded rental assistance including Housing Choice Vouchers as a source of income. Every applicant and tenant, regardless of protected classification, shall be treated equally and with dignity. 1. Lease Term & Occupancy 12-month minimum lease term required. Shorter terms or month-to-month may be considered at a higher monthly rent subject to Landlord approval. Occupancy based on applicable state and local building, housing, and fire codes and the size, configuration, and number of bedrooms/bathrooms, consistent with HUD guidance. Maximum occupancy will not be based on an absolute two-person-per-bedroom cap. 2. Security Deposit One (1) month's rent. Security deposit will be held per MD Real Property Code 8-203 in a federally insured financial institution, with interest as required by law, and returned within 45 days after termination with itemized statement. 3. Application Fee & Screening - MD Real Property Code 8-213 Application Fee: $59.95 per applicant 18 years and older collected to cover actual third-party screening costs for credit, criminal background, and eviction history via Buildium, which uses a soft inquiry that does not affect credit score. Per MD Real Property Code 8-213(b): If application fees (excluding security deposit) exceed $25, Landlord may retain only that portion actually expended for credit check and other expenses arising out of the application, and must return the unexpended portion within 15 days following occupancy or written communication by either party that no tenancy shall occur. Landlord liable for twice the amount of fees for failure to comply. Applicant will receive itemized receipt of actual costs expended. Required Disclosure per 8-213(a): This application explains the liabilities incurred upon signing and the provisions of 8-213(b) and (c). 8-213(c) exempts landlords offering four or less dwelling units on one parcel or seasonal/condominium rentals. 4. Reusable Tenant Screening Reports - Notice per MD Real Property Code 8-218 The Landlord, via Realty Network, Inc. as Management, does NOT accept reusable (portable) tenant screening reports provided by applicants. All applicants must complete Landlord's direct screening process via Buildium. This notice is posted on rental listings, on the homepage of our website, and on the rental application page as required by 8-218(c)(2). A reusable report is defined per 8-218(a) as a report prepared within the previous 30 days by a consumer reporting agency at applicant's expense and made directly available to Landlord at no charge, containing credit report, 7-year criminal history, 7-year eviction history, employment/income verification, and rental history. 5. Income Qualifications - MD HOME Act Compliant Applicant must demonstrate ability to pay rent. Preferred guideline is verifiable gross monthly household income of approximately 3x monthly rent. For applicants with rental assistance including Housing Choice Vouchers, income qualification is based on the tenant-paid portion of rent only, not total contract rent, per Maryland source of income law. Lawful source of income will not be a basis for denial. Verification via recent pay stubs (30 days), W-2s, tax returns, official employment offer letters, benefit award letters, or voucher/HAP documentation. 6. Credit History Credit history evaluated via individualized assessment after conditional offer of tenancy where required by applicable county/city law (Montgomery County, Baltimore City, etc.). A credit score of 700+ is preferred and generally indicative of meeting credit criteria, but no applicant will be automatically denied based solely on credit score. We evaluate overall payment history, outstanding obligations, and rent-paying ability. If adverse action is taken based on credit, applicant will receive notice per the Fair Credit Reporting Act. 7. Rental History Minimum 2 years verifiable residential history preferred with positive landlord references. We do not consider sealed, expunged, or shielded eviction records per Maryland law effective October 1, 2024. Prior evictions or unpaid rent judgments are not an automatic bar and will be evaluated via individualized assessment considering age, outcome, and subsequent rental performance. 8. Criminal History - Fair Chance Compliant No criminal history inquiry will be made prior to a conditional offer where required by local law. After conditional offer, if applicable, criminal history will be evaluated only via individualized assessment considering nature and severity of offense, time elapsed since conduct, and nexus to legitimate interests of tenancy safety and property protection. Arrest records not resulting in conviction, sealed or expunged records will not be considered. Required notices will be provided if conditional offer is rescinded. 9. Pets, Smoking & Additional Requirements No smoking of any substance inside units/premises per lease addendum. Pets considered on a case-by-case basis subject to Landlord approval, insurance restrictions, breed/weight restrictions, and local ordinances. Pet addendum and pet fees/rent may apply where permitted. Reasonable Accommodation: Assistance Animals and Service Animals for persons with disabilities are not pets, are not subject to pet restrictions, fees, or case-by-case denial, and will be accommodated per Fair Housing law. Requests for reasonable accommodation may be made at any time. Additional: Government-issued photo ID required. All occupants 18+ must apply and be screened. Renter's insurance may be required. False or incomplete information is grounds for denial. This criteria is for advertising and screening purposes and does not constitute a lease, contract, or guarantee of approval. Whenever there is road work during rush hours there’s always a delay sometimes more than other especially on route 32 with sometimes major road work. Of late it has gotten much better because most of the work seems to be done. I must give the workers a big thank you for the exceptional work they have done even though the weather was so hot most of the time. Thank you from all the commuters of route 32. It is such a pleasure driving there now that it’s not that narrow and winding as before. Thank you workers for all your hard work. May God bless you and your family. "
