1. PERMITTED ANIMALS: Tenant is permitted to keep up to two (2) domestic indoor cats and small caged birds (e.g., parakeets, cockatiels, finches). No dogs, reptiles, rodents, or other animals are permitted on the Premises at any time, whether permanently or temporarily.

2. FEES & PET RENT (CATS):
a. Tenant shall pay a one-time non-refundable Pet Fee of $250.00 per cat prior to occupancy.
b. Tenant shall pay additional Pet Rent of $35.00 per month per cat, collected as additional rent alongside monthly rent payments.
c. Caged birds incur no additional pet fees or monthly pet rent.

3. TENANT OBLIGATIONS & CARE:
a. Cats must be indoors-only, spayed/neutered, and litter-box trained. Litter boxes must be kept in designated non-carpeted areas (e.g., basement or utility areas).
b. Birds must remain caged or strictly supervised indoors. Cages must be positioned over hard flooring or a protective floor mat to prevent seeds, dander, and droppings from contacting subfloors or carpets.
c. Tenant is fully responsible for any damage to baseboards, trim, doors, or flooring caused by approved pets, with remediation costs deducted from the Security Deposit upon move-out.
