RENTAL TERMS & SCREENING CRITERIA

Screening fee: $35 plus applicable tax via Zillow

First month's rent is due prior to possession. Security deposit and last month's rent may be paid in up to 6 equal consecutive monthly installments for leases of 6 months or longer, as provided by Seattle law.

SCREENING CRITERIA

Each proposed occupant age 18+ must submit an application.

Income: Combined verifiable lawful gross monthly income of at least 3x rent ($13,200/month). For applicants using a housing subsidy, the income requirement is calculated based on the tenant's portion of rent.

Credit: Minimum credit score of 700.

Housing History: Up to 24 months of verifiable rental, housing, or mortgage history. Applicants without 24 months of conventional housing history may provide alternative verifiable housing or payment history consistent with the full screening criteria.

Additional Screening Factors: Where verified and legally permissible, denial may result from qualifying unpaid rental/property-damage judgments or collections; 2+ late or returned housing payments within the prior 12 months; 2+ documented material lease violations within the prior 12 months; material tenant-caused property damage; a final eviction judgment within the prior 60 months; or intentional material misrepresentation. Pending or dismissed eviction cases and legally protected information will not by themselves result in denial.

Criminal history is not used as a screening criterion except as expressly permitted by Seattle law.

REQUIRED DOCUMENTATION

Applicants must provide:
- Government-issued identification.
- Documentation sufficient to verify all income being relied upon to qualify.
- Information sufficient to verify applicable rental, housing, or mortgage history.
- A completed rental application and any required authorization to obtain a tenant screening/consumer report.

Applicants may request additional time or assistance necessary for language access or a reasonable accommodation for a disability.

PETS

Maximum 2 pets with approval. Refundable pet deposit: $500 total. Pet rent: $50/month per pet through June 30, 2027. Pet deposits may be paid in installments as provided by Seattle law. Assistance animals are not pets and are exempt from pet fees, deposits, and pet limits.

OTHER TERMS

Tenant pays utilities. No smoking or vaping on the property.

Owner will periodically access exterior areas of the property for routine yardwork, landscaping, gutter cleaning, and other exterior maintenance. Advance notice will be provided when required by applicable law, and reasonable efforts will be made to minimize disruption to tenants.

    "The city is setting up Rapid Transit right on Eastlake. Not a good neighborhood for car owners. If you take the bus or walk or bike - this neighborhood will be usable. NO grocery store here!"
