Utilities: PG&E, high speed internet, city water, and garbage. Bills evenly split between all tenants.
Shared Assets: Tenants retain full, non-exclusive access to the main kitchen, family room, backyard, side yard, front yard, and shared bathrooms.
Occupancy: 100% no pets, no smoking-vape.
Rent: $1,000/month for a regular room, 1 person only due to limited bathrooms (1.5). Strictly no cohabitation.
$1,350/month for the master bedroom with 1 person. Or, $1,800 for 2 persons, has a private bathroom. Move-in on Aug. 1.
Move-In Cost: First month's rent advance ($1,000) + $1,000 security deposit for the regular rooms. Must be paid before the keys & room are handed over.

Please note: The owner plans to perform property efficiency upgrades and potential future additions to the property. Any active construction will be scheduled with advance notice and respect for tenant privacy.
Beginning as early as Fall 2026 or Spring 2027, construction teams may begin converting the existing living and dining rooms. Additionally, future projects may include converting the garage into a JADU and adding a separate ADU in the backyard.
What to expect: Standard construction activity, contractor presence, and noise strictly limited to permitted daytime business hours (9am - 6 pm).
Even with these transitions, the property features a substantial, separate family room and a sizable backyard & side yard. We highly encourage scheduling an in-person tour to experience the spacious family room and backyard/side yard space firsthand.
