Clean and well maintained full studio with full kitchen with new appliances, oven, refrigerator, stove and living area, in quiet and safe, family-oriented residential neighborhood. Downtown La Mesa is walking distance. This is a family neighborhood, with nice and friendly neighbors. The neighborhood is near La Mesa Secret stairs. Far from busy streets and tucked away in a nice cul-de-sac with beautiful houses on all sides and safe, family atmosphere. This is not a party neighborhood, very family oriented.
Studio attached to house and landlord lives in the mai. house. Well-kept garden and grounds. The price of rental includes all utilities except cable.
Ceiling fan, wall air conditioner, oven, stove and refrigerator, use of laundry room that is in the garage is available for small fee. This studio is meticulously well maintained and the grounds are well-maintained as well, with mature trees.
Utilities included: Gas and electric, water, sewer, trash, internet.
Safe neighborhood with mature trees and clean, well maintained houses and yards in a nice area of La Mesa with views of San Diego. Rental for one person only, no pets allowed, including fish. Looking for longer-term renter who plans on renting at least for 6 months or more.

First month, and $1500 deposit due at signing lease. Credit for renter on the lease age 18 and over must be 720 or above. Background check will be done including past landlords and employment verification. Absolutely no smoking or vaping anywhere on the property, including the driveway, and all outside areas. No smoking or vaping inside the house and will be actively enforced.

Applications are only considered for processing until they are complete, including income and rental verification. Government issued ID -- current photo ID with date of birth. Income must meet or exceed 3 times the rent amount for person named on the lease. Submit 4 most recent pay stubs. Please do not send screenshots. Provide a minimum of 2 years' verifiable rental history.--Cannot be a friend or relative. US addresses only -MAKE SURE TO PROVIDE ACCURATE phone number and email to speed up this step. No prior evictions. Minimum 720 credit score. No balance owing for -Utility company, past or present -Property Manager, past or present -Excessive late payments to PM on credit report No criminal activity on background report in last 10 years. False information on an application is cause for immediate denial, and grounds for tenant termination of the lease.

HOW TO APPLY 1. Contact landlord 2. View the property 3. Ensure that you have all the required documents and information needed (photo ID, proof of income) 4. Complete the online application form for each prospective tenant and attach the requested documents 5. Pay the application fee APPLICATION, LEASE TERMS, AND FEES Full deposit and first month's rent both due at the time of lease signing. The deposit of $1500 is non- refundable after lease signing if, for whatever reason, tenant(s) does (do) not move in. - LEASE LENGTH: Month to month only - RENTER'S INSURANCE: Each tenant must carry renter's insurance $300,000 and show landlord proof of Renter's insurance in the amount of $300,000 prior to move-in date. Attention: House is for 1-2 people only, with regular monthly income and stable employment or cosigner with regular monthly income and stable employment only, no pets no smoking/vaping.
Landlord will enforce guest policy in the lease agreement.
Please do not inquire if this is for more than one person over the age of 18, or if you have any pet or smoke, party or heavy drinker. Will provide hard copy of terms of lease.

Other than getting a little crowded, La Mesa is a centrally located, youthful, and social community, great to raise a family."
