It is close to Riverdale golf course, ball fields, parks, schools, and restaurants; and the neighborhood is structured around multiple walking paths, playgrounds and large amounts of open space with direct routes to DIA, Denver, and Boulder via E-470 and I-25.

Lease duration: 12 month minimum, move in date of June 15th, 2026 (can be flexible).
Rent amount and payment structure: $2,900 will be due on the 1st of each month via electronic transfer
Security Deposit: $2,900 security deposit is required at signing, and will be refunded at the end of the lease term with the deductions for damages beyond normal wear and tear.
Utilities and Services: Rent includes trash and snow removal. Tenants will be responsible for water, gas, electric, internet, and lawn maintenance (mowing). The utilities will need to be transferred into the tenants name starting the first day of the lease.
Maintenance: Mowing and maintaining of the lawn. If tenant does not want to mow, we can negotiate using a mowing service. The price of this will be added onto the monthly rent.
Smoking Policy: No smoking is allowed
Pet Policy: Max of 2 dogs are allowed- Additional $50 per pet per month, plus $250 pet deposit at lease signing. No cats.
Renewal Options: There will be an option to renew at the end of the lease agreement
Termination Policy: Landlord has the right to terminate the lease at any point. Tenants can terminate early, but will need to provide a 30 day notice and they will forfeit their security deposit. Renter's insurance is also required.

    "This is a great neighborhood with miles of walking paths and trails. Lots of pocket parks and wild life area."

    "Low crime, great paved trails excellent to walk or jog at night. New nearby dog park and football field complex is really nice to have. Also there's a close library and shopping, plus Adams county park and a couple of golf courses within minutes. Prairie View High scored higher last year then Adams 12 schools (older son attends), and West Ridge Elementary has been great for our youngest. Traffic is still manageable with easy access to 25, 85, 76, and 470. The area is still fairly new with homeowners who pride themselves on maintaining the niceness of the community. If you're looking for an affordable, but nice area in north denver (about 15 minutes from downtown) then this is it."
