Security Deposit: $2,900 security deposit is required at signing, and will be refunded at the end of the lease term with the deductions for damages beyond normal wear and tear.
Utilities and Services: Rent includes trash and snow removal. Tenants will be responsible for water, gas, electric, internet, and lawn maintenance (mowing). The utilities will need to be transferred into the tenants name starting the first day of the lease.
Maintenance: Mowing and maintaining of the lawn. If tenant does not want to mow, we can negotiate using a mowing service. The price of this will be added onto the monthly rent.
Smoking Policy: No smoking is allowed
Pet Policy: Max of 2 dogs are allowed- Additional $50 per pet per month, plus $250 pet deposit at lease signing. No cats.

Termination Policy: Landlord has the right to terminate the lease at any point. Tenants can terminate early, but will need to provide a 30 day notice and they will forfeit their security deposit. Renter's insurance is also required.
