Prime location! Just a few steps to Eastern Market food hall, plus restaurants, delis, coffee shops, fitness studios, public pool (free swimming for DC residents!), Trader Joe's for groceries, other retail. A 5-minute walk to Eastern Market Metrorail station and several major bus routes, popular Barracks Row with more restaurants, bars, coffee shops, Yes! organic grocery, and Union Kitchen deli and convenience store. A few blocks farther to US Capitol, Amtrak and Union Station Metrorail, Safeway and Whole Foods for groceries, Washington Nationals ballpark. Parks galore in this Capitol Hill neighborhood.

* THE HOUSE: This 1908 "mini" townhouse boasts exquisite historic character. On two floors, with front and back doors. Bedroom is on quiet back side of house, fits a double bed. A second, light-filled room is suitable for den/office and could double as a guest room (fits a twin bed or fold-up futon), yoga space, or home to sun-loving plants. Small kitchen with stainless stove/oven and compact refrigerator (11 cubic feet); microwave; white stone countertops; white cabinets. No dishwasher. Bathroom is small but cute: tub with shower curtain. Mini combination washer/dryer on first floor. Wood floors, white brick wall in living room, working fireplace. Fence-enclosed backyard patio encourages outdoor dining, bike storage, potted plants.

* IMPORTANT DETAILS: Small can be beautiful! Some dimensions to consider in this cozy hideaway: Bedroom 10'x10', den/guest bedroom 10'x7', living/dining area 10'x12'. Minimal closet space. Just enough room for you, your books, and your hobbies. Please measure your furniture: large furniture will not fit through narrow doors and hallway (26" wide) unless disassembled. Box springs will not fit!

Rented unfurnished. (An outdoor patio table and chairs are available). Electric heating/air conditioning via modern, energy-efficient Mitsubishi wall units in each room (ductless mini-split system).

NO pets or smoking allowed in house or on patio; sorry!

Smoke/carbon monoxide detectors, fire extinguisher.

* PARKING: No car needed; all services nearby or a short trip by public transportation. If car is desired, parking in alley and on nearby streets is available with DC vehicle registration and DC residential parking permit (fee).

* RENT: $2300/month plus electricity. TV and internet available at tenant's expense. Water/sewer included in rent. $2300 security deposit. One-year lease can be extended month to month. Tenant renter insurance required. Must have excellent history, references, and credit. Looking for clean, responsible, independent tenant.
