Bedroom in a contemporary, beautiful & quiet mountain setting. Address is 695 Left Fork Rd, Boulder CO 80302 (Zillow has posted wrong address). This is a non-smoking, owner occupied house on Sugarloaf, 17 minutes west of Downtown Boulder, on State and County maintained roads. AWD drive vehicle is still highly recommended.

PRIVATE BEDROOM:
- Bedroom (10x12 with sleeping loft, 120sq ft), is on the main floor of house and shares a bathroom,
- Own private sink in room, closet and drawers. Sleeping loft with ladder access to a 54" x 90" platform. A single-sized mattress is available. - Shared full bathroom and has sink-mirror/toilet/shower-tub.
- Bedroom has spectacular views of a classic Colorado mountain setting. You can hike, bike, ski right out the door. 30 min and you are standing in the Eldora Ski Area lift line.
- House is an open spaced designed communal setting. Shared cooking/eating utensils. You have your own shelf in refrigerator and cupboard cabinet. Many other amenities.
- Group house chores are minimal but required and shared, such as basic cleaning/vacuuming, bring in firewood, watering plants, feeding the birds, etc. The house is generally a quiet creative/work/sport atmosphere peppered with times with group meals, fun, music and gatherings in the large common area which includes a large kitchen. The shared spaces are kept tidy and clean.
- Utilities for bedroom include; electricity, heat, Ayva microwave high speed internet which supports voice over internet (no land line. AT&T cell connection works/Verizon cell connections do not work), water, trash/recycle/organics
- Full kitchen, including dishwasher, with dishes/cooking hardware available to use. Outdoor grill.
- Wood stove in common area and is primary heating, with electric-radiant oil heaters for rooms as supplemental if needed. Propane boiler for in-floor heating as backup.
- Laundry with full sized shared washer/drier downstairs.
- Transportation: You will need to have dependable winterized transportation (unfortunately there is no public transit on Sugarloaf).
- We presently have 3 small friendly dogs on premises. Will consider a small doggie.
- Parking in a designated space. County maintained dirt road directly to the paved Sugarloaf Road.
- We strive to be environmentally and energy conscious and require wise water use, e.g. showers vs baths.
- House is a shared creative and active outdoor sports space with some shop access available. - Access to workshop is available for experienced crafts people.
- Application with References is required and checked (1 past rental, 2 personal, 1 work).

Rent: room - $975/m.
Utilities: included. Additional energy costs averaging $25/m maybe required for months of dec, jan, feb, mar, for higher use of propane & electricity in winter. House is heated primarily with wood. Tenant will be required to know how start and maintain fires in the wood stove (it's easy, and will provide instruction). Deposit: $975 payable in 2 parts (50% upon signing and balance due by month #2N)
Lease Date: Start September 1st 2025. Renew period starts May 31st 2026. (9 month rent agreement)

Lease is through May 31st 2026 and can be reviewed for summer or another year renewal. One month deposit. I require work, personal and past rental references - I do follow up on all of them. Utility costs have an increase in winter months, read below. I have a zero tolerance for domestic violence and it is fully explained in lease contract. If you have anger management or personal issues, do not apply. I try to run this household as a community and encourage the household to interact and be supportive when appropriate. Thanks.

I walk to Pearl Street by way of Foothills Trail, through beautiful neighborhoods apple orchards, Mt. Sanitas and am fascinated by the rock formations. I bicycle many days a week and many miles, such a perfect location to start from and end up! It’s a family and friends tradition to do the Bolder Boulder on the Monday of Memorial Day weekend, so fun! I have been taking it easy for a while due to some physical injuries, but continue to build up my strength and stamina walking my dog, climbing and hiking - I get a great workout! Here’s a tidbit! Keep your dog on leash and clean u"
