Fenced in private back patio with wooden fence, cumaru stairs, stone paving, and room to entertain. The bottom floor has the second bedroom, full bathroom, and a theater room with projector and 102" screen. Gallery-style art hanging system throughout house. New front-load washer and dryer. Living room includes floor to ceiling wood bookcases and an electric fireplace. House has two-zones of central AC/forced air and a tankless water heater. House has ring alarm system. Dogs allowed on a case by case basis with approval of owner. Currently occupied, so viewable by appointment only. Minimum one year lease. Unfurnished. Note: the master bedroom suite is top level. The 2nd bedroom on the bottom level and is best as a guest-room, for roommates, or adult children. It has lots of privacy, its own bathroom, and access to back patio.

Applicant Selection Criteria: Housing provider welcomes all voucher holders and complies fully with the DC Human Rights Act. To qualify, self-paying applicants must demonstrate a verifiable gross monthly income of at least 3 times the monthly rent. For applicants utilizing a housing subsidy (such as Housing Choice/Section 8), the gross monthly income requirement is 3 times the tenant's individual responsible out-of-pocket portion of the rent. All applicants aged 18 and older must complete a rental application, submit to a non-refundable screening fee, provide 3 months of consecutive income verification, and meet a minimum credit score threshold of 700. Background and rental history checks will be performed uniformly. The security deposit is exactly one month's rent.
